Exploration LLC is distributing all of its overriding royalties to extended

family and selling all of its working interests.  This process should take two to five years,

but that is only an estimate.  We are

looking for a second landman, preferably with at least five years of experience

with divestitures, to do the following:

·      

Group properties logically

·      

Develop strategies to divest problem properties,

such as those with negative cashflow or title issues

·      

Before selling WI, determine if it’s worth

carving out an ORR

·      

Estimate property values

·      

Verify WI, NRI, and ORRI using title opinions,

division orders, JIBs, revenue checks, and other records

·      

Prepare income and expense spreadsheets for sale

packages

·      

Prepare and record assignments

·      

Provide recorded assignments to assignees

·      

Provide recorded assignments to operators and

payors, including the operator and payor property numbers.

·      

Track when operators and payors change their

records and start billing and distributing revenue to the assignee.  Follow up as needed.

·      

Prepare post-closing accounting statements

·      

Provide digital and/or paper files to

assignees.  Save essential files such as leases,

assignments, agreements, title opinions, and division orders to the

server.  Dispose of unneeded files.

·      

Track down missing revenue

·      

Create and maintain files, including filing

paper documents

·      

Help extended family members with land and

payment issues

·      

Because we are a small company, you will need to

help with general office tasks.

               Our

office is in Littleton.  We offer

flexible hours, but we will need you in the office 60-80% of the time.  We would like a three month probationary

period to see if we are a good fit for each other.  After that, we can provide paid time off,

health insurance, and a retirement plan contribution.  Your salary will be based on your experience.
