Duties and Responsibilities
Duties and responsibilities, as required by business necessity, may be added, deleted or changed at any time at the discretion of management, formally or informally, either verbally or in writing. Scheduling, shift assignments and work location may be changed at any time, as required by business necessity.
Routine Maintenance
- Routine maintenance checks, inspecting equipment and systems to include, belts, hoses, filters and piping systems. Maintain equipment logs and records.
- Perform monthly Planned Maintenance (PM’s) on various types of equipment to include Building Generators and HVAC systems.
- Perform monthly Planned Maintenance (PM’s) on Fire and life safety equipment.
- Must be able to learn and monitor Building Automation System, (BAS).
- Diagnose and repair mechanical systems, electrical system 480 Volts and below, plumbing and HVAC issues.
- Maintain all work areas and equipment in a high state of readiness.
- Must be able to use various hand tools, power tools, read voltmeter and operate various sized pipe augers.
- Maintaining building interior and exterior, including painting, plumbing, carpentry and landscaping.
- Replacing light bulbs/light ballasts, fixing locks, repairing drywall, etc.
- Perform and complete assigned work orders, responding to incoming requests and communicating with supervisors.
- Maintaining accurate records of maintenance work and inventory.
- Responding to emergency maintenance requests.
- Arrange tables, chairs, podiums, etc. for meetings being held.
- Test AV equipment before meetings to be sure it is in working order.
- Following safety protocols, ensuring a clean and safe work environment, and complying with industry regulations.
- Perform other related duties as assigned.

Education / Experience:
- High school diploma or equivalent is required
- Four (4) years working experience in maintenance of buildings and building systems.
- Valid certification for either Mechanical, HVAC, Plumber or Electrician.
- EPA certified Universal Technician is preferred for HVAC
- Must possess and maintain a valid driver’s license as required by the State of Kansas for vehicle(s) operated.
- Proficient in using electrical and manual equipment and measurement tools.
- Knowledge of safety protocols and the use of personal protective equipment (PPE). The willingness to follow safety guidelines at all times.
- Capable of troubleshooting mechanical, HVAC and electrical systems and possess knowledge/experience to install, inspect, dismantle, repair, adjust and reassemble building equipment and furnishings.
- Shall have the ability to plan and work unsupervised and recognize the impact their decision and performance have on their customers.
- Ability to read technical documents and drawings.
- Ability to use a computer and enter maintenance tickets in the utility’s Enterprise Asset Management System (EAMS).
- Ability to give clear and concise feedback to leadership team.
- Must be able to work overtime, holidays and regular days off as required.
- Must be willing to be on a duty call schedule for afterhours work as needed.
- Must be able to lift 50 lbs.
- Must be to stand, squat, bend and sit for extended periods of time.
- Must be able to perform work over your head for extended periods of time.
- Must practice good safety habits, wear appropriate PPE and maintain a clean work area.

Conditions of Employment
