Overview: We are seeking a competent and proactive Facility Manager to oversee the maintenance and operations of an apartment complex. The Facility Manager will be responsible for ensuring the overall functionality and appearance of the property, managing a team of maintenance staff, and coordinating with external contractors as necessary. The ideal candidate will have a strong background in facility management, electrical skills, plumbing skills, and customer service.
Responsibilities:
•Conduct regular inspections of the property to identify and resolve maintenance issues.
•Coordinate and oversee maintenance projects, repairs, and renovations.
•Ensure all maintenance activities comply with safety and environmental regulations.
•Recruit, train, supervise, and evaluate maintenance staff.
•Assign tasks and ensure completion of work orders in a timely manner.
•Foster a positive and productive work environment for maintenance personnel.
•Budget and Resource Management:
•Develop and manage the maintenance budget, ensuring expenses are within budgetary guidelines.
•Obtain competitive bids and negotiate contracts with vendors and suppliers.
•Monitor and maintain inventory of supplies and equipment.
•Address resident maintenance requests and inquiries promptly and professionally.
•Implement and maintain effective communication channels with residents regarding maintenance issues.
•Ensure resident satisfaction through efficient and courteous service.
•Ensure compliance with all local, state, and federal regulations pertaining to property maintenance and safety.
•Implement and enforce property policies and procedures.
•Conduct regular safety inspections and promote a safe working environment.
•Develop and implement emergency response procedures.
•Respond promptly to after-hours emergencies and coordinate necessary repairs.
Qualifications:
•Proven experience as a Facility Manager, Property Manager, or similar role, preferably in multifamily residential property management.
•Able to handle eletrical repairs
•Able to handle plumbing repairs
•Able to use smart phone apps, computer, and Google Sheets.
