Position Overview
The Director of Construction & Asset Maintenance is responsible for leading the planning, design, construction, and maintenance of all North Sun's built infrastructure including retail fuel and convenience store facilities, quick service restaurant and carwash additions, and other company assets. This includes new-to-industry (NTI) builds, remodels, site upgrades, capital improvement projects, and ongoing maintenance programs across the company's retail network. The Director ensures all facilities meet brand, safety, environmental, and regulatory standards while optimizing costs, timelines, and contractor performance.
Duties And Responsibilities Strategic Leadership
- Develop and execute the company's construction and maintenance strategy to support business growth, market expansion, and brand consistency.
- Collaborate with development, operations, marketing, safety, and finance teams to align construction priorities with strategic business goals.
- Oversee capital planning and budgeting for construction, equipment, and facility maintenance programs.
- Identify opportunities to improve operational efficiency, reduce lifecycle costs, and enhance the customer experience through design and facility improvements.
- Manage all phases of new store, restaurant and carwash construction, fuel system installations, remodels, and site redevelopments from design through turnover to Operations.
- Provide strategic leadership in selecting, contracting, and managing design and construction partners.
- Ensure adherence to project scope, budgets, schedules, and quality standards.
- Maintain strong understanding of petroleum systems, underground storage tanks (USTs), fuel dispensers, and environmental compliance requirements.
- Conduct site visits to monitor progress, ensure quality control, and address construction challenges proactively.
- Proactively evaluate potential project risks and develop mitigation plans.
- Lead the preventive and reactive maintenance programs for all company-owned retail sites, including fuel systems, HVAC, electrical, plumbing, foodservice equipment, and building systems.
- Establish service level standards, vendor performance metrics, and asset management systems to minimize downtime and cost.
- Ensure all construction and maintenance activities comply with municipal, provincial, and federal regulations.
- Ensure business continuity through effective management of emergency and disaster recovery programs.
- Build and implement effective preventative maintenance programs.
- Prepare and manage annual capital and expense budgets for construction and maintenance functions.
- Provide financial and operational oversight of capital investments, procurement activities, and project adjustments.
- Measure and report on KPIs related to cost efficiency, project cycle time, and facility maintenance spending.
- Report regularly on project and maintenance performance to executive leadership.
- Supervise project and maintenance staff, providing training, mentorship, and performance feedback.
- Foster a culture of safety, accountability, and continuous improvement.
- Promote strong vendor and contractor partnerships that align with company standards and values.
- Support strategic initiatives such as brand refresh programs, energy efficiency projects, and sustainability efforts.
- Bachelor's degree in engineering, construction management, business, or related field.
- PMP (Project Management Professional) designation is an asset.
- 5-10 years progressive experience in a construction management, facilities maintenance, or engineering role.
- Familiar with project management processes and methodologies.
- Highly organized with proven success managing multi-site capital projects and maintenance programs.
- Strong knowledge of petroleum equipment systems, UST regulations, and environmental compliance.
- Expertise in budgeting, scheduling, scope management, quality management, contract negotiation, and project management.
- Ability to proactively identify and address issues impacting project budgets and critical paths.
- Ability to work in a fast-paced environment with a strong attention to detail.
- Exceptional teamwork and interpersonal skills.
- Ability to prioritize effectively.
- Experience with Microsoft office suite and project planning software.
- Demonstrated analytical and problem-solving skills.
- Willingness to travel regularly to job sites.
