B&A Realty Management is a growing management company that owns and builds all our own properties across the state of New Jersey. We are seeking an experienced Property Manager to oversee and manage a diverse portfolio of residential apartments and commercial properties .
As a Property Manager, you will be responsible for ensuring the efficient operation, maintenance, and profitability of the properties under your supervision. This role requires a strong understanding of property management principles, excellent organizational and communication skills, and the ability to effectively manage a team.
Property Operations: Oversee the day-to-day operations of residential apartments and commercial properties, ensuring they are well-maintained, attractive, and in compliance with relevant laws, regulations, and company policies.
Coordinate and supervise property maintenance activities, including repairs, renovations, and preventive maintenance, to ensure the properties are in optimal condition.
Conduct regular property inspections to identify and address maintenance, safety, and compliance issues promptly.
Tenant Relations: Provide exceptional customer service to tenants, responding promptly to inquiries, complaints, and requests for maintenance. This includes nights and weekends.
Foster positive tenant relations and resolve disputes or conflicts in a professional and efficient manner.
Financial Management:
Implement strategies to optimize property revenue, minimize vacancies, and control expenses.
Review and approve property expenditures, ensuring they are within budget and align with business objectives.
Collaborate with accounting and finance teams to ensure accurate and timely financial reporting.
Compliance and Legal Matters: Stay informed about relevant local, state, and federal laws, regulations, and building codes pertaining to property management.
Ensure properties are compliant with safety and accessibility standards, maintaining necessary permits and licenses.
Oversee the eviction process, working with legal counsel when necessary, and ensure adherence to fair housing laws and practices.
Team Management: Train and supervise maintenance personnel, and contractors and cleaning staff.
Provide guidance and support to the team, fostering a collaborative and productive work environment.
Conduct regular performance evaluations, address any performance issues, and recognize and reward exceptional performance.
