Responsibilities:
•Supervise and lead all maintenance technicians.
•Maintain a work schedule to maximize efficiency.
•Create job titles per accounting requirements.
•Track work orders and communicate with owners and property managers.
•Maintain van stock and tool usage accounted for. Order/ Purchase supplies as needed with the approval from the RBCG general manager.
•Ensure technicians' daily progress reports for accuracy and completion.
•Close out work orders, verifying accuracy for invoicing.
•Monitor tracking and maintenance of company vehicles.
•Receive incoming calls and relay accurate info to the crew.
•Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
•Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
•Perform service requests for residents daily and timely
•Perform system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc
•Perform detailed work with carpentry, drywall repairs and interior/exterior painting, etc
•Learn to distinguish when full-paint or touch-up paint is needed, as well as knowledge and ability to identify correct paint sheen and color
Requirements:
•Valid driver's license and reliable transportation
•Excellent problem-solving and decision-making skills
•Ability to work independently and as part of a team in a fast-paced environment
•Willingness to work flexible hours, including evenings, weekends, and holidays, as needed
•A minimum of 5 years experience in residential and commercial property maintenance.
•Proven understanding of the residential and commercial structures including plumbing and electrical systems.
•The ability to manage and use computer software systems.
•Excellent organizational and leadership abilities.
•Exceptional communication and interpersonal skills.
