Position Summary
The Property Management Maintenance Technician is responsible for ensuring the proper maintenance, repair, and upkeep of rental properties under the management of the company. This role plays a critical part in maintaining tenant satisfaction, property value, and overall operational efficiency. The Maintenance Technician will report directly to the Maintenance Manager and collaborate closely with other team members.

Key Responsibilities:
Maintenance and Repairs:
•Perform routine maintenance tasks such as plumbing, electrical, HVAC, and general repairs to ensure properties are in good condition.
•Address tenant-reported maintenance issues promptly and effectively, ensuring a high standard of workmanship.
Property Inspections:
•Conduct regular property inspections to identify maintenance needs, safety concerns, and potential repairs.
•Document findings and recommend necessary actions to address identified issues.
Emergency Response:
•Respond to after-hours emergency maintenance requests to address urgent issues such as leaks, power outages, and heating/cooling failures.
•Take appropriate steps to mitigate damages and ensure tenant safety.
Preventive Maintenance:
•Develop and follow a preventive maintenance schedule to proactively address potential issues and extend the lifespan of property systems and equipment.
•Perform tasks such as changing air filters, checking smoke detectors, and inspecting fire extinguishers.
Tenant Communication:
•Communicate with tenants regarding maintenance requests, repairs, and scheduled maintenance activities.
•Provide clear instructions and updates on maintenance timelines and access arrangements.
Record Keeping:
•Maintain accurate records of maintenance requests, repairs, and related activities.
•Document materials used, work performed, and costs associated with each maintenance task.
Safety and Compliance:
•Ensure that all maintenance activities are carried out in compliance with relevant safety regulations and standards.
•Identify and address safety hazards within properties and common areas.
Inventory Management:
•Monitor and manage inventory of maintenance supplies and materials.
•Order necessary supplies in a timely manner to ensure availability for maintenance tasks.
Property Upkeep:
•Maintain the exterior of properties, including landscaping, cleaning common areas, and addressing issues related to curb appeal.
•Ensure that properties meet the company's standards for cleanliness and appearance.
Qualifications and Skills:
•High school diploma or equivalent; vocational training or certification in maintenance-related trades preferred.
•Proven experience as a skilled maintenance worker or similar role, demonstrating proficiency in various maintenance disciplines.
•Strong technical aptitude and troubleshooting abilities, with a keen eye for detail and precision.
•Excellent communication, teamwork, and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
•Flexible schedule and availability to respond to after-hours emergencies or weekend maintenance tasks as needed.
•Commitment to safety, quality, and continuous improvement in all aspects of work.
•Ability to work independently with minimal supervision, as well as part of a collaborative team environment.
•Valid driver's license and reliable transportation to travel between work sites as required.
