Facility Condition Assessment Lead (Sr. Project Manager, Building Performance Services)

We are seeking a Facility Condition Assessment Lead to join our Building Performance team. The ideal candidate will have a minimum of 5 years of relevant experience. This position will be based out of our Chicago, IL or Milwaukee, WI office and will require both local and out-of-state travel, including occasional multi-day trips.
In this role, you will lead a multidisciplinary team—comprising both internal and external members—to conduct facility condition assessments and strategic capital planning. Responsibilities include performing on-site inspections, collecting and analyzing data, and producing reports that support capital planning and help clients meet long-term facility goals.
• Lead and coordinate facility condition assessment (FCA) projects across various building types.
• Develop assessment plans, schedules, and scopes of work in collaboration with internal stakeholders and external consultants.
• Oversee and participate in on-site inspections to identify deficiencies, deferred maintenance, and lifecycle replacement needs.
• Analyze and interpret assessment data to produce accurate condition ratings and actionable recommendations.
• Prepare and deliver detailed FCA reports, including inputs into ConcordVue, our asset management planning tool.
• Train and supervise assessors, ensuring quality assurance in fieldwork and deliverables.
• Serve as a primary client-facing representative to build and maintain strong relationships with new and existing clients.
• Continuously enhance the FCA service line and identify opportunities to expand the group’s capabilities and reach.
• Develop initiatives to improve efficiency and quality in deliverables.
• Collaborate closely with cost estimating and owner representative teams.
• Propose creative solutions to extend client engagement post-assessment, such as through program management, ongoing assessments, sustainability initiatives, or performance contracting.
• Partner with the Director of Building Performance Services to develop proposals, fee structures, and pricing strategies.
• Support strategic planning efforts with the Director to grow the FCA service line and drive new business development.
• Bachelor’s degree in architecture, engineering, construction management, or related field is preferred (Relevant technical experience will be considered in lieu of degree).
• Professional certifications are a plus such as PE, AIA, and CEM.
• Driver’s license and state required vehicle insurance.
• Ability to travel as needed for projects with no restrictions.
