The Director of Self-Perform Operations position is responsible for representing Franjo Construction with clients and consultants on virtually any range of subjects related to construction that Franjo Construction self performs and for making decisions on behalf of the firm. The Self-Perform Operations Project Manager's will lead, direct, and coordinate management of Self-Perform Operations projects, including overall project staffing, proactive planning and implementation, budget and risk management. This position will work out of the Pittsburgh, PA office.
Essential Functions
•Lead development of high-performance teams through supervision, training, coaching and mentoring.
•Understand and administer company contracts and subcontract agreements.
•Foster and enhance internal, architect, owner, vendor, and supplier relations.
•Develop and update project schedule to incorporate Self-Perform Operations into the overall project schedule to ensure all trade partners and suppliers are meeting required contractual obligations.
•Develop and manage budget and financial reporting for interpretation and analysis to ensure adherence to project budget.
•Develop and manage productivity tracking program.
•Manage quality assurance / quality control program, ensuring finished products meetexceeds set standards.
•Provide leadership for risk evaluation, contract negotiations, fee and pricing decisions.
•Manage and oversee field operation processes and procedures.
•Ensure implementation of project safety protocols.
•Coordinate with Project Management Staff to ensure proper billing is completed for SPO projects.
•Collaborate with accounting and field operations coordinator to ensure timely submission of field time sheets for payroll processing.
•Collaborate with accounting to ensure timely submission and payment of supplier invoices.
•Provide weekly updates of projects progress and budget.
•Manage company equipment and rental equipment for efficiency and use.
•Obtain pricing for self-perform work (Concrete, rebar, block, etc.)
•Ensure all pre-construction documentation, coordination and communications are completed.
•Develop, submit, and track all change orders for project scope.
•Review blueprints and other contract documents necessary for scope of work.
•Develop and update 2 week look-aheads/adjusted schedules as required by project teams, based off of project schedules.
•Lead for material procurement/ purchasing.
•Prepare and submit formal RFI's.
•Prepare and submit formal submittals.
Other activities, duties, and responsibilities as assigned.
Qualifications
•Commercial Project Management experience (4-5 years)
•Thorough knowledge of construction cost, estimating, purchasing, budgeting and accounting principles.
•Read, understand, and interpret contract documents, drawings, specifications, scopes of work and project schedules.

Supervisory Responsibility
•Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

Position Type
This position is a Full-Time position which will typically involves 40+ hours a week. Due to the nature of the job, the employee must be available on-call early/late hours to deal with delays, bad weather and emergencies at the job site.
Travel
Travel percent- 0-30%, depending on projects.
Required Education and Experience
•Bachelor's degree in Civil Engineering, Architecture, or Construction management or relevant experience in lieu of education.
•Computer Skills; proficient in MS office, required. Timberline and estimating software, preferred.
Work Authorization/Security Clearance
•Must be legally authorized to work in the United States and provide proper documentation.
