We're now hiring for a Property Manager for an apartment community with 200 units in the Carrollwood/Town N Country area of Tampa, FL.
Key Responsibilities
The successful candidate will be able to demonstrate core competencies in the following areas:
•Develop, administer, and maintain systems to manage your community.
•Prepare weekly owner reports.
•Manage and bid capital projects.
•Make certain proper procedures are followed for ordering materials and services.
•Calculate operating expense pass-through and common area maintenance charges.
•First point of contact for all tenant issues. Review and settle questionable tenant charges.
•Ensure financial stability of assigned properties.
•Review and approve all invoices for assigned properties.
•Conduct weekly property tours of managed properties.
•Make certain subcontractor's activities are being properly coordinated and police maintenance contracts. Ensure certificates of insurance are supplied.
•Supervise and ensure proper construction of tenant improvements and ensure proper construction fees are billed and insurance certificates are supplied.
•Be available for coverage of after-hours emergencies at managed properties.
•Assist in marketing and leasing of apartments as needed.
•Inform the owner's representative as quickly as possible of unusual problems and include a proposed course of action.
•Handle any special projects, reports and assignments as requested.
•Compliance with Fair Housing and HUD laws.
•Maintain occupancy of 95% or higher while maximizing rents.
•Other duties as assigned.
