Job Summary: Responsible for ensuring the smooth and efficient scheduling of projects. The overall goal of the Scheduling Manager is to develop, implement, and oversee comprehensive scheduling strategies to optimize resources, streamline processes, and maximize productivity.

Essential Duties and Responsibilities:

The Scheduling Manager will be primarily involved with performing the following duties and responsibilities:

Use discretion and independent judgment and professional skills to perform daily duties and to resolve project operations issues.

Build complex schedules with input from project team.
Write effective schedule narratives and delay fragnet analysis.
Develop and present delay/impact analyses.
Function as key facilitator and expeditor throughout the planning and schedule development process.
Conduct both group and one-on-one training of Alston staff in scheduling program use (Phoenix), coupled with instruction on CPM best industry practices, in alignment with Alston standards.
Train, support and implement AMCS Alston Management Cashflow Program throughout the Company, including the use of Earned Schedule projections.
Monthly technical evaluation reports of every assigned project schedule oversight, every month, while using industry best practices/metrics. Distribution of the Schedule Metrics prior to every monthly project review for BU review and action required.
Lead/facilitate project specific Pull Plan/Schedule Breakout/Recovery Schedule sessions on-site, as required.
Monitor, review and analyze the schedule and status of preconstruction and construction during all phases of the project including the analysis of any schedule deviations and corrective actions. Analyze the results of status input, review results with site staff and determine and agree upon any necessary schedule modifications, including work around plans, if necessary.
Develop and implement the Work Breakdown Structure, Work Item Lists, CPM Timetable, Preliminary Master Schedule, and CPM development, including possible resource and costs analysis and reports.
Prepare progress reports and other various reports required by the various internal and external stakeholders.
Time Impact Analysis preparation and presentation.
Identify significant schedule risks and report to Division and Operations personnel.
Assist Business Development, Estimating and Operations staffs in development of proposal and bid schedules.
Conduct project site visits and field verification of progress.
Support Scheduling Department functions that enhance the quality of overall company scheduling efforts, such as training, close out notices, historical project data sheets, historical project durations databases, manpower and/or cash flow information and procurement lead time data
Other related duties as assigned.

Education, Experience, and Licensing/Certifications:

Bachelor's degree in Construction Management or Engineering.

Minimum of 7 years of construction scheduling experience, to include field experience.
An equivalent combination of education and experience will be considered.
PSP or PMI-SP certification preferred.
Substantial experience with software such as Primavera P6, Asta, Phoenix, Synchro, Vico; experience with BIM is preferred.
Valid State-issued driver’s license and satisfactory driving record and vehicle insurance which meets Alston Construction liability coverage requirements.


Knowledge, Skills and Abilities Required:

Ability to exercise initiative and to work well with discretion and sound independent judgment with minimal supervision, as well as in a team environment.
Ability to build a complex schedule with input from project team; ability to be a lead scheduler for large, complex $100M+ projects.
Ability to write effective schedule narrative and delay fragnet analysis.
Understanding of claims and claims issues; ability to develop and present delay/impact analysis.
General knowledge of construction practices/procedures and of all sub trades and their relationship and impact on each other.
Strong knowledge of contracts and drawings/specifications.
Knowledge of negotiated bids, hard bids, GMP contract processes.
LEAN skills / pull planning facilitation and instruction.
Ability to define problems, collect data, establish facts, draw valid conclusions, and make timely decisions.
Creative problem-solver; willing to try several approaches when initial solution fails.
Excellent skills in organization, time management, planning, and prioritization.
Proactive and readily adaptable to changing conditions or demands and ability to work well under pressure and with tight deadlines.
Strong mathematical and analytical skills.
Ability to effectively handle stress and stressful situations.
Effective communication skills (written and verbal) and presentation skills.
Professional demeanor and effective interpersonal skills; ability to successfully interface with and to maintain good working relationships with clients, co-workers, managers, architects, engineers, subcontractors, vendors, and others.
Proficiency in computers and applicable software, to include Word, Excel, Outlook; proficient with advanced scheduling programs (Phoenix or P6 or Suretrak)


Physical Requirements:

Frequently required to stand, walk, sit, stoop, kneel, crouch, climb, and reach.
Occasionally required to crawl.
Lift 10 lbs.
Extensive computer use and reading from documents and computer. Specific vision abilities include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
Willingness and ability to work extended hours and flexible schedules, including evenings and weekends.
Willingness and ability to travel up to 30-40%.


Work Environment

The Scheduling Manager’s duties may consist of work both in the field as well as the office.
Will be exposed to outside weather elements while in the field.
May be exposed to loud noises, fumes, and/or airborne particles while in the field.
While in the field, dress (including proper PPE), is conducive to a building construction environment.
