Position Summary: The Property Maintenance Technician performs general maintenance and repairs on rental properties, both common areas and within units. Duties include, but are not limited to:
Primary Essential Responsibilities:
•Provides general maintenance and repair for the community, including but not limited to:
Landscaping including Grub/Pest Control, Removing and Pruning trees, Moving Equipment and Hauling Equipment, Irrigation System Troubleshooting
Drywall Mudding, Taping and Repairs
Carpentry including Framing, Detailed finish work
Sink and Disposal Replacements, Snake Sinks
Replace and install wood and tile flooring
Basic Understanding of HVAC, Electrical and Plumbing Sufficient to be able to assess/troubleshoot minor issues and ability communicate those issues to a Mechanical Technician for support.
Mini Split Cleaning
Install appliances
Expert Painting, Patching and Sanding
•Responds to all resident request service calls as directed by the supervisor.
•Regularly assess the property for safety and loss prevention.
•Keeps supervisor informed of activities and identified/potential problems. Brings forward solutions.
•When assigned by the supervisor, schedule and oversee that all vendor work is completed properly.
•When required, be available to respond to weather and environmental related emergencies, such as snowstorms, hurricanes, tornados, floods, and fires.
•· Maintains a working knowledge of corporate policies, procedures and regulations. Completes and submits all required paperwork in an accurate and timely manner.
•Available to respond to emergency maintenance repairs, after normal working hours, and able to respond back to the property within 30 minutes of receiving notification.
•Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.
•Performs other duties as assigned.

•Demonstrates a high sense of urgency with the completion of tasks.
•Superb attention to detail completing assigned tasks within identified time frames delivering a quality, accurate work product.
•Ability to work independently as well as collaboratively with team members. Highly organized, dependable and detail oriented.
•Adept at learning new skills.
•Proficient at many trades, recognizing quality installations.
•Able to trouble shoot when an issue arises.
•Ability to multitask with significant attention to detail.
Other Essential Requirements:
•Attendance is mandatory.
•Ability to show respect in the workplace, cooperation and interaction with customers, vendors, co-workers and the public.
•Comply with all Personnel Policies.
•Ability to review and acknowledge understanding of and compliance with Chinburg Builders, Inc. Code of Safety Practices.
•Must possess a valid driver’s license, have reliable transportation and an acceptable driving record.
•Ability to complete training as required by the company.
