Blue Ridge Madison is a growing property development and management company dedicated to providing exceptional living spaces for our residents. We are seeking a skilled and motivated Maintenance Technician to join our team and help with the maintenance operations of our properties. This is an exciting opportunity to take a leadership role and make a tangible impact on the quality of our properties and the satisfaction of our residents.

Key Responsibilities:

•

Respond to and resolve maintenance requests and assigned tasks efficiently, maintaining a high standard of workmanship.

•

Use Buildium to track work orders, update maintenance status, and communicate clearly with the Property Manager.

•

Perform routine upkeep across shared interior and exterior areas, including painting, drywall repairs, garage tidiness, landscaping, and general cleaning.

•

Conduct regular inspections to identify and address preventative maintenance needs before they escalate into larger issues.

•

Coordinate with external contractors and service providers to verify timely completion of work and accuracy of invoicing.

•

Support the apartment turnover process by helping prepare vacant units for new residents, ensuring quick and thorough readiness.

•

Contribute to property improvement initiatives and assist the special projects team with designated assignments when required.

•

Be available for after-hours emergency maintenance calls as part of a rotating on-call schedule, including evenings and weekends.

Qualifications:

•

Ability to lead and mentor a team while effectively managing workloads.

•

Excellent communication and problem-solving skills.

•

Valid driver's license in good standing and reliable transportation (must be able to respond within 45 minutes).

•

Ability to lift at least 50 pounds and perform physically demanding tasks.

•

High school diploma or GED equivalent required.

•

Knowledge of plumbing, electrical, HVAC systems, carpentry, and building exteriors preferred
