As an ESCFederal Maintenance Manager, it is required to guide and direct the activities of all assigned ESCFederal maintenance & janitorial employees assigned to the property while being hands on with both maintenance and janitorial duties. This is done to ensure consistent Quality, Profitability and Total Customer Satisfaction. Maintenance/Janitorial Supervisors will support, consult, and inform the General Manager in charge of the assigned shopping center while reporting directly to the ESCFederal Regional Manager.
Ø Provide support to all assigned shopping center employees.
Ø Recruitment and development of new and existing employees.
Ø Complete and coordinate the completion of all property work orders.
Ø Provide hands on maintenance/janitorial tasks as necessary to complete facility maintenance/janitorial obligations of the property that may include HVAC, Plumbing, Fire/Life Safety, Electrical & Lighting Repairs, Drywall/Painting, Minor Property Repairs, Litter Control, Pressure Washing, General Cleaning, Restroom Care, etc.
Ø A Computerized Maintenance Management Software (CMMS) may or not be applicable to each site. If a CMMS is present, then the work orders will be tracked and maintained utilizing the designated platform. If a CMMS is not present, an electronic filing program must be kept and maintained.
Ø Provide assistance in all tenant related construction, as directed by the General Manager.
Ø Plan and supervise operations for removing ice and snow during winter season, as needed.
Ø Plan and supervise operations for landscaping needs of the shopping center, as needed.
Ø Maintain Quality and Profitability of all ESCFederal related budgets.
Ø Coordinates the labor needed for all Marketing related functions.
Ø Reports directly to the ESCFederal Regional Manager while supporting, consulting, and informing Property Management of all property concerns.
Ø Must be available to work off hours when needed.
Ø Assist in the recruitment and development of new employees as needed for each site location.
Ø Assure proper MSDS of every product utilized is available as required.
Ø Ensure that safety awareness and compliance is adhered to and properly documented in each employee file on site.
Ø Verify that all background checks and drug screening has been administered as Company policy.
Ø Verify that all company policies and procedures are complied with and documented. (No Exceptions)
Ø Counsel and terminate employees as directed by Human Resources.
Ø Attend regular meetings as required by the General Manager.

Ø Understanding and applied experience of Facility Maintenance & Janitorial Services.
Ø An understanding of all company policies and procedures.
Ø The ability to effectively communicate expectations of our Company to our work force and what consequences are involved if the goal is not achieved.
Ø Familiarity with Local, State and Federal employment laws.
- Minimum 3 years responsibility at a management level in areas of property management, engineering, maintenance/janitorial, or construction in Commercial Properties. The ability to read, comprehend, and transmit complicated detailed instructions orally and in writing. Will accept related military experience of comparable levels.
- Sits, stands, bends, kneels, climbs stairs, ladders, and equipment; has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.
- Some exposure to hazards or risks. Heat, noise, dust and dirt, areas requiring environmental controls or access limitations. Ability to meet deadlines and make sound decisions, sometimes under stress. Work’s hours necessary to maintain facilities in a safe manner including nights and weekends.
- Proficient in the use of Windows based office software including but not limited to Microsoft Office, Word, Excel, PowerPoint and Outlook.
All operational issues regarding labor, supplies, equipment, customer relations, etc. must be reported directly to ESCFederal Regional Manager and the Property Management when appropriate. Any expenditure for equipment or supplies of any amount must have the expressed authorization of the ESCFederal Regional Manager.
The Maintenance/Janitorial Supervisor is accountable and responsible for the Quality Assurance and Profitability of his/her assigned shopping center. The Maintenance/Janitorial Supervisor is an extension of the property and ESCFederal and is expected to always conduct oneself in a professional manner
Responsibilities may be added or deleted at any time at the sole discretion of Senior Management, as deemed necessary.
Shifts: 1:00pm 9:30pm Weekends Are A must.
· Must have a valid driver's license and pass MVR check.
· 3 years’ experience in maintenance, electrical, or mechanical field required
· Knowledge of methods and techniques used in electrical, mechanical, and building maintenance
· Physical strength and ability sufficient to perform routine or heavy manual tasks depending on the area of assignment
