Hours: Weekdays, 8:00 a.m. – 5:00 p.m. Occasional evening and weekend hours
Travel: 5-10%
JOB SUMMARY:
The Facilities Operations Technician is responsible for maintaining the integrity, safety, and functionality of all company buildings and grounds. This role covers routine and emergency maintenance tasks, oversight of facility service contractors, and execution of repairs, installations, and minor renovations across multiple sites. Work includes plumbing, electrical, carpentry, HVAC, cleaning, and landscaping duties to ensure facilities are well-maintained, safe, and operational.
ESSENTIAL FUNCTIONS:
Facility Oversight & Vendor-Managed Services
•Coordinates and oversees third-party service providers to ensure effective and timely completion of contracted work, including:
•Janitorial and cleaning services to maintain cleanliness and hygiene throughout facilities.
•Landscaping and groundskeeping services for routine lawn care and seasonal property upkeep.
•Pest control services to ensure regular treatment and monitoring across all facilities.
•Fire suppression systems, including arranging scheduled inspections, maintenance, and ensuring compliance with safety regulations.
•Elevator maintenance services, ensuring periodic inspections, emergency response readiness, and proper function of elevator equipment.
•Window cleaning services, ensuring interior and exterior glass surfaces are maintained according to scheduled cleaning cycles.
•Serves as primary liaison for vendor communications and escalations related to service deficiencies, safety concerns, or facility impact.
•Maintains records of service intervals, contracts, and compliance documents related to vendor-managed services.
Housekeeping & Shared Area Support
•Performs routine and as-needed general cleaning of high-traffic or shared areas, especially in response to maintenance activities or unplanned messes.
•Maintains cleanliness and safety of stair treads and landings.
•Restocks shared-use supplies including paper towels, soap, and copier paper.
•Removes cardboard, trash, and debris from communal and utility areas to support workplace organization and fire safety.
Plumbing, Electrical, and Mechanical Systems
•Performs plumbing repairs and installations, including:
•Faucet, toilet, and urinal replacements.
•Leak repairs across plumbing systems.
•Sprinkler system maintenance.
•HVAC water system component servicing.
•Performs basic electrical work such as:
•Replacement of light bulbs, fixtures, and ballasts (indoor and outdoor).
•Installation of electrical boxes, communication cabling, and related fixtures.
•Conducts HVAC-related maintenance, including:
•Daily system checks and preventive maintenance items.
•Exhaust fan, ductwork, and diffuser cleaning.
•Seasonal activation/deactivation of fin tube radiators.
•Split-system checks, cleaning, and minor servicing.
Structural Repairs & Building Interior Work
•Installs, relocates, repairs, and disposes of furniture, fixtures, wall partitions, boxes, and related items.
•Maintains building ceilings, including suspended tile repair and replacement.
•Maintains and repairs doors, door frames, and door hardware.
•Repairs, replaces, or maintains wall coverings, drywall, and base trim:
•Patching holes or damage.
•Painting walls, trim, and doors.
•Mop/base cove molding repair and installation.
•Cleans, installs, removes, and maintains carpet and tile flooring.
•Performs general remodeling tasks in bathrooms, conference rooms, and other areas as assigned.
Roofing & Exterior Building Maintenance
•Performs roof inspections and maintenance tasks, including:
•Drain clearing and debris removal.
•Skylight cover installation/removal (spring-fall).
•Snow and water removal from rooftop areas.
•Maintains and repairs building façade components, including:
•Cleaning and painting around doors and windows.
•Window cleaning as needed.
Grounds & Exterior Maintenance
•Completes sidewalk maintenance including:
•Snow removal and salting during inclement weather.
•Maintains landscaping elements not handled by outside contractor:
•Weeding, trimming, and mowing.
•Brush hogging and general ground clearing.
•Tree and shrub care, including removal and replanting.
•Maintains parking lots and driveways:
•Cold patch application for potholes.
•Parking line maintenance.
•Responsible for maintaining signage, flagpoles, fencing, and gas lights on the property.
•Maintains and operates building dehumidifiers as needed.
Remote Site & Specialized Facility Maintenance
•Performs maintenance and structural repairs (e.g., painting, roof repair) at off-site locations including:
•Distribution regulator stations.
•Assists with generator maintenance for both CoGen and emergency backup generators.
Warehouse & Garage Support
•Provides support to garage and warehouse staff, including:
•Assisting mechanics with vehicle and equipment maintenance.
•Gassing vehicles and parts delivery/chasing.
•Cleaning and organizing garage and warehouse spaces (floors, shelving, etc.).
•Supporting warehouse/dispatch as needed.
Emergency Response & Special Projects
•Responds to emergency issues such as water intrusion or structural damage:
•Performs cleanup, restoration, and recovery tasks.
•Initiates emergency repairs as needed.
•Conducts pest control (not included in annual contracts) for all facilities as needed.
•Completes other duties and special projects as assigned by leadership.
KNOWLEDGE, SKILLS, AND ABILITIES:
•Proficiency in general building maintenance across multiple trades, including plumbing, electrical, carpentry, masonry, painting, and roofing.
•Ability to independently diagnose and resolve facility-related issues.
•Strong interpersonal and verbal communication skills.
•Basic administrative and documentation skills for tracking work, ordering supplies, and scheduling.
•Ability to manage time, multitask, and work independently.
•Physical dexterity and stamina for demanding manual labor in varied environments.
•Ability to plan, coordinate, and execute small-scale maintenance and renovation projects from start to finish, including estimating time and material requirements, coordinating with vendors or contractors, and tracking progress through completion.
EDUCATION AND EXPERIENCE:
•High school diploma or equivalent required.
•Trade school, technical certification, or coursework in HVAC, building maintenance technology, electrical systems, plumbing, or a related field preferred.
•Minimum 2 years of proven experience in facility maintenance, building systems, or a related trade environment preferred.
•Demonstrated knowledge of general maintenance processes and safe work practices across multiple disciplines (plumbing, electrical, carpentry, HVAC, etc.).
•Basic understanding of electrical, hydraulic, and mechanical systems, including the use of diagnostic tools and meters.
•Hands-on experience with common tools, fixtures, materials, and maintenance equipment.
•Familiarity with building codes, OSHA standards, and preventive maintenance best practices a plus.
•Experience coordinating with external vendors or contractors and managing small-scale facility improvement projects is highly desirable.
WORK ENVIRONMENT:
•Must be able to work indoors and outdoors in varying weather conditions, including extreme heat, cold, rain, and snow.
•Requires frequent standing, walking, climbing, reaching, stretching, bending, crouching, stooping, and balancing.
•Must possess physical strength and manual dexterity to lift, carry, move, and operate equipment, tools, and materials.
•Ability to lift and transport items weighing up to 50 pounds independently.
•Must have sufficient stamina to perform physically demanding tasks over extended periods.
•Requires good hearing and vision to safely operate tools, detect facility issues, and respond to alarms or hazards.
