This position is responsible for the preventative maintenance and routine repair maintenance of all equipment in both the boiler house and the chilled water plant to ensure that adequate steam and chilled water are supplied to all of LMC’s customers at all times. The individual in this role will also be required to work as a boiler house operator or a chilled water plant operator as needed, covering shifts when operators are off from work. Equipment which will be required to be maintained and operated includes gas-fired boilers, feedwater softeners and reverse osmosis systems, deaeration units, various pumps, fans, boiler controls, as well as chillers ranging from 2,000 tons capacity to 5,500 tons and associated balance of plant equipment. This position must be available for emergency call-ins. Normal work hours are Monday through Friday from 6:30 a.m. to 3:00 p.m., however, both the boiler house and the chilled water plant operate on a 24-hour per day basis, 7 days a week.
· Perform preventative maintenance and repair maintenance, in a safe, quality, and efficient manner.
· Demonstrate knowledge of the listed equipment, along with the principles, practices, materials, and tools associated with their operation, maintenance, and repair. This includes steam generating boilers, auxiliary boiler room equipment such as pumps, fans, air compressors, conveyors, fuel systems, basic electrical systems, pipe systems, valves, and other related electrical and mechanical systems for the boiler house. For the chilled water plant, this encompasses chillers, refrigeration, pumps, fans, basic electrical systems, air compressors, pipe systems, valves, and other related electrical and mechanical systems.
· Maintain the chemical treatment system for both the boiler house and the chilled water plant.
· Perform assigned housekeeping duties such as sweeping, mopping, picking up debris, and emptying trash.
· Demonstrate a thorough knowledge of occupational hazards and safety precautions associated with the work, including LOTO, arc-flash, and confined entry.
· Possess a working knowledge of welding, brazing, and soldering.
· Capable of performing heavy manual labor, such as operating up to 20-inch valves, frequently lifting 50 lbs. of weight, and occasionally lifting up to 75 lbs. of weight.
· Able to use a variety of hand and power tools, including wrenches, ratchets, power drills, grinders, forklifts, and small bucket lifts.
· Ability to read and understand basic blueprints and specifications.
· Capable of reading, understanding, and completing work orders generated from the computerized maintenance management system.
· Ability to enter, travel, and navigate LMC’s tunnel system, which involves stooping, bending, crawling, and climbing on a weekly basis.
· Effectively utilize the maintenance management system to prioritize, plan, and monitor all workflow in a timely manner for both the boiler house and the chilled water plant.
o Two-year industrial maintenance degree in lieu of experience
· Must have knowledge of LOTO, Arc Flash, Confined Entry.
· Must be non-claustrophobic and able to enter various equipment with tight confines for extended periods of time.
· Ability to walk up and down stairs and ladders regularly throughout the shift.
· Ability to perform physically demanding tasks for extended periods, including lifting, carrying, and operating heavy equipment. Must have the stamina to work long hours and respond to emergency call-ins as needed.
· Capability to work in areas with elevated noise and heat, maintaining focus and efficiency.
· Capacity to lift and carry objects weighing up to 50 lbs.
· Proficiency in using a variety of hand and power tools commonly used in maintenance and repair tasks.
· Coordination skills necessary to perform tasks such as welding, brazing, and soldering, following safety guidelines and procedures
· Tolerance for working in environments with elevated noise levels, heat, and potential exposure to refrigerants and other industrial elements.
· Compliance with personal protective equipment (PPE) requirements, including safety glasses, hearing protection, and work gloves.
· Capable of reading and understanding basic blueprints, specifications, and work orders. Must have adequate vision to identify equipment labels, safety signage, and other written instructions.
· Agility and coordination to perform tasks such as operating valves, navigating equipment, and completing maintenance duties.
