Summary
As the Sales Account Manager for our facility maintenance division, you will own a portfolio of multi-site commercial, industrial, and healthcare clients (office, retail, healthcare, logistics, education, etc.). Your mission is to keep their properties running smoothly—and profitably—by selling bundled maintenance solutions: 24/7 on-call repair, preventive programs, project work (HVAC, electrical, plumbing, janitorial, landscaping), and technology-enabled analytics. You’ll nurture long-term relationships with procurement leaders, facility directors, and C-suite stakeholders, while coordinating closely with our Service Delivery and Vendor Management teams to ensure flawless execution by third-party contractors.
Responsibilities
•Own annual contract value across national accounts
•Build site-by-site maintenance roadmaps, lifecycle cost analyses, and energy savings projections
•Conduct quarterly business reviews (QBRs) to present KPI dashboards (response times, work order closure rates, spend vs. budget)
•Achieve/beat quarterly quotas for renewals, scope expansions (additional trades, preventive programs), and national roll outs
•Prepare bundled service proposals and RFP responses, aligning with client FM budgets and SLAs
•Negotiate MSAs, SOWs, and rate cards within margin guidelines
•Serve as primary point of contact for facility directors, property managers, and real estate asset teams
•Coordinate with internal Service Delivery Coordinators to resolve escalations and track contractor performance
•Host site walks and facility assessments to uncover upsell opportunities
•Maintain accurate pipeline and renewal forecasts in Salesforce/Service Channel
•Report weekly to sales leadership on forecast variance and risk accounts
•Stay current on IFMA/BOMA best practices, compliance (OSHA, EPA), and building automation trends
•Attend industry expos (NFMT, ISSA, ConnexFM) to network and gather competitive intel
Requirements
•Bachelor’s in business, Facilities Management, Construction Management, or related field
•Experience: 3–5 years of B2B sales/account management in facility maintenance, building services, jan san distribution, MEP contracting, or commercial real estate solutions
•Technical & Business Skills:
•Working knowledge of CMMS, work order KPIs, and contractor dispatch models
•Ability to read basic floor plans, asset lists, and preventive maintenance schedules
•Competence building TCO/ROI spreadsheets (energy savings, deferred maintenance costs)
•CRM (Salesforce, HubSpot) and MS Excel/PowerPoint proficiency
•Strong presentation and contract negotiation skills
•Travel: Valid driver’s license; ability to visit client portfolios and trade shows (~20–30 %)
