We are currently seeking a Property Maintenance Technician for the Minneapolis/St. Paul Metro Area to join our team! You will be responsible for completing work orders and other required tasks. This is a full time opportunity. This is a roving position with properties throughout the Minneapolis/St. Paul area.
Responsibilities:
•Complete work and repair orders in a timely fashion as needed or requested by property management staff.
•Estimate time and extent of repairs
•Perform routine preventive maintenance - inspect buildings for leaks, failing electrical wires, other potential safety hazards
•HVAC, plumbing, electrical, keys and locks, appliances, lighting systems, carpentry, etc.
•Unit Turns, ensure that move-in standards are met.
•Preventive maintenance according to established guidelines and schedules.
•Exterior maintenance including roof and parking lot area maintenance, etc. (if applicable).
•Oversee work performed by outside contractors as necessary
•Provide outstanding customer service at all times - you will be interacting with tenants
•Meets all applicable Fair Housing standards at all times
•Maintain compliance and coordination with local, state, property and Company safety regulations.
•Coordinate with police, fire and utility inspectors.
•Communicate with residents and management team
General Skill Requirements:
•Reliable vehicle, preferably able to carry ladders and haul small trailer
•General tools, battery operated screw gun, saw. misc. maintenance tools.
•Successfully clear background check as required by the State and Housing Regulations
•Strong Customer Services and time management skills.
•Must be flexible with scheduling and work an on-call schedule.
•Minimum 2 yr experience in the property maintenance or similar.
•Strong working knowledge in mechanical, electrical, and plumbing areas.
•Ability to independently lift, push, pull or carry minimum 50 pounds or greater.
•Ability to work in various weather inclement and cross environment elevations.
•Ability to bend, squat, reach, kneel and climb; use of ladder or other various equipment.
•Ability to use computer and other technical devices.
•Ability to test and work on boilers, hot water systems, HVAC.
•Repair equipment and structures.
