Job Summary:
NorthLight Custom Builders is seeking a highly motivated and experienced Preconstruction Supervisor to lead our preconstruction efforts for residential remodeling projects. This pivotal role is responsible for overseeing and optimizing all aspects of the preconstruction phase, ensuring a seamless and efficient transition to construction. The ideal candidate will possess a strong blend of technical expertise in construction estimating and planning, exceptional project management skills, and the ability to effectively communicate and collaborate with clients, designers, project developers, and subcontractors. As a Preconstruction Supervisor, you will play a crucial role in setting the foundation for successful remodeling projects, contributing to client satisfaction and the overall growth of our company.
Responsibilities:
•Engage in detailed consultations with clients to understand their needs, goals, and vision for their residential remodeling projects.
•Develop comprehensive and accurate scopes of work, breaking down projects into manageable units and identifying all necessary resources.
•Prepare detailed cost estimates for all phases of remodeling projects, including materials, labor, equipment, and contingency planning, while actively managing the preconstruction budget.
•Create realistic project schedules and timelines, outlining key milestones and utilizing project scheduling software.
•Proactively identify potential project risks (financial, operational, safety, environmental, schedule) and develop effective mitigation and contingency plans.
•Ensure all residential remodeling projects comply with applicable local building codes, zoning regulations, and permitting processes, managing the acquisition of necessary permits and licenses.
•Identify, prequalify, solicit bids from, and negotiate contracts with reliable subcontractors and material vendors, fostering strong working relationships.
•Continuously seek opportunities for value engineering and cost optimization without compromising project quality or client satisfaction.
•Facilitate a smooth and efficient handover of finalized project plans, specifications, cost estimates, and schedules to the construction team, ensuring clear communication and understanding.
Qualifications:
•Education: Bachelor's degree in Construction Management, Engineering or Architecture, or a related field preferred. Associate's degree in construction management or construction technology considered with significant relevant experience.
•Experience: Minimum of 4-5 years of progressive experience in the construction industry, with a focus on residential remodeling and preconstruction activities.
•Regulatory Knowledge: Thorough understanding of local building codes, zoning regulations, and permitting processes. Prior experience successfully obtaining permits for residential remodeling projects is highly desirable.
Key Skills:
•Proficient in reading and interpreting architectural and engineering blueprints and technical specifications.
•Proven ability to prepare detailed and accurate construction cost estimates using various methodologies.
•Strong working knowledge of construction estimating software and project management software.
•Ability to conduct thorough site analyses and feasibility assessments to identify potential challenges and opportunities.
•Exceptional verbal and written communication and interpersonal skills, with the ability to effectively interact with clients, team members, and subcontractors.
•Strong organizational and time management skills, capable of managing multiple projects and deadlines simultaneously.
•Excellent problem-solving and analytical thinking abilities to proactively identify and resolve potential issues.
•Demonstrated leadership skills with the ability to motivate teams and foster a collaborative work environment.
•Proficient negotiation and vendor management skills to secure competitive pricing and build strong supplier relationships.
•Meticulous attention to detail and a strong focus on ensuring the highest quality in all preconstruction deliverables.
