Primary Function:
The Project Developer leads the full lifecycle of residential design-build projects, ensuring they align with our core purpose of "bettering the places where people live." This role owns the preconstruction phase, managing project details, budgets, and schedules, and fostering seamless collaboration.
Responsibilities:
•Develop comprehensive scopes of work, budgets, and specifications for each project, including detailed preconstruction plans and accurate cost estimates.
•Create and manage realistic preconstruction and production schedules.
•Coordinate the development and review of Design, Architecture and Engineering.
•Qualify and award work to trade partners and vendors.
•Ensure the accuracy of all shared and collected project information.
•Build strong relationships with clients, trade partners, vendors, and team members through professionalism and integrity, serving as the main client contact during preconstruction.
•Ensure all work is completed with accuracy and high-quality craftsmanship.
•Assemble and maintain all required project documentation, including preconstruction documents.
•Compile, review, and approve job costing data.
•Identify and mitigate project risks while maximizing opportunities.
Qualifications:
•Minimum of 5 years of experience in residential construction, with a strong understanding of project management and the preconstruction process, including estimating and planning.
•Strong work ethic and meticulous attention to detail, especially in cost estimation and project planning.
•Professional appearance and demeanor.
•Complete NARI CRPM certification within 6 months (if not certified).
•Experience in collaborative team environments.
Knowledge:
•Thorough understanding of residential construction materials and methods.
•Proven ability to read and interpret blueprints and technical specifications.
•Proficiency in developing project schedules, including preconstruction timelines.
•Knowledge of industry standards, best practices, and local building codes.
•Understanding of business ethics and construction accounting principles.
Skills:
•Effective written and oral communication skills.
•Ability to manage multiple projects in different phases.
•Skill in facilitating collaboration within project teams.
•Ability to independently conduct site visits and perform material takeoffs.
•Demonstrated proficiency in generating accurate project estimates.
•Experience in subcontractor communication and bid solicitation.
•Proactive problem-solving skills.
•Adaptability to changing project needs.
•Proficiency in construction estimating software and project management tools.
Job Type: Full-time
Pay: $28.00 - $40.00 per hour
