- Grounds Maintenance:
- Maintain weed-free grounds, clear leaves, and debris.
- Care and repair of sprinkler systems.
- Replace missing or burnt-out light bulbs.
- Perform snow removal and sanding as needed (prioritizing snow removal over regular hours).
- Keep passageways, pool, recreation lodge, and parking areas clean.
- Maintain laundry and storage areas.
- Regularly sweep stairwells.
- Enforce parking rules and issue violations according to regulations.
- Inspect units when tenants vacate, noting discrepancies, along with manager.
- Prepare units for renting, including repairs, painting, carpet cleaning, and cleaning.
- Completing a full turn of each unit prior to move in.
- Clean up any mess or damage caused during repairs.
- Ensure units are rent-ready 2 days before move-in for inspections.
- Perform various repair work within the community, acting promptly on maintenance requests.
- Survey buildings and repair mechanical systems to meet safety and standards.
- Maintain electrical systems, heating, and plumbing.
- Inspect and repair alarm systems (fire, protection).
- Perform manual repairs as needed (e.g., locks, windows).
- Undertake pest control activities.
- Conduct general upkeep tasks (e.g., landscaping, painting, carpentry) and general remodeling skills.
- Order supplies and maintain inventory.
- Keep maintenance garages organized and clean.
- Key Boxes:
- Organize and maintain key boxes
- Able to be at work, on time, all the time consistently
- Technical Skills: Proficiency in various maintenance and repair tasks.
- Customer Service: Exceptional customer service skills with a focus on tenant satisfaction.
- Attention to detail.
- Communication: Effective communication skills, both written and verbal.
- Problem-Solving: Ability to address and resolve tenant issues and concerns.
- Fair Housing Knowledge: A strong understanding of fair housing laws and regulations.
- Organization: Capability to manage administrative tasks and maintain accurate records.
- Teamwork and safety awareness.
- Drive golf carts and 4 wheelers.
Schedule: Full-time, 8 hours a day, 40 hours a week. Office hours at each complex are 10:00 am to 7:00 pm. Maintenance tech hours are 8:00am to 5:00pm. Days off vary depending on property. Will be expected to respond to afterhours emergencies. Will be expected to work on days scheduled off for snow removal. Schedule will be adjusted to remain at 40 hours weekly.
Starting Salary: $16.66, plus housing allowance
