Maintenance Technician shall be able to perform all requirements listed under general and facility attendant as well as the following:
•This position shall be responsible for performing semi-skilled and complex work. (For example, inspect, calibrate, repair, maintain, rebuild, and install all types of equipment, apparatuses, and other systems.
•Operate all mobile and stationary equipment and assist in establishing and following regular maintenance schedules for this equipment.
•Perform moderately complex work and assist in work to include, but not be limited to:
+ Plumbing
+ Inspections/PM’s
+ Electrical
+ HVAC/R
+ Mechanical
+ Carpentry & Painting
+ Hydraulics/Pneumatics
+ Controls (i.e. building automation system)
•Maintenance inspection, and repair schedules of heating, plumbing, mechanical, building equipment, and environmental compliance systems.
•Assist in performing moderately complex work in connection with HVAC/R systems.
•Perform minor repairs and assist with major repairs of all types of equipment, apparatuses, and structures.
•Repair or relocate non load bearing interior walls of various materials
•Repair load bearing walls including exterior walls of metal and masonry
•Install, repair and finish gypsum walls to studs, joists, etc. and install all necessary trim and accessories.
•Install, repair and maintain all types of floor surfacing materials including tiles, epoxies, carpets, etc.
•Repair garage and overhead doors including linkage, limit switches, rollers, clutches, etc.
•Perform finish carpentry work including fabrication and erection of walls, enclosures, decks, partitions, etc. and may also set door jams and hang doors. Perform concrete forming and finishing tasks, (including core drilling), construction of the forms, placement of reinforcement, mixing, pouring, screening, troweling, and scoring.
•Perform minor installation and repairs including perimeter security fence, troubleshooting/repair of gates, rollers, operators, and access control arms.
•Perform minor roof repairs including patching, sealing penetrations, repair and replacement of flashings.
•Perform plumbing repairs including repair/replacement of faucets and valves, minor piping repairs, clearing of stoppages.
•Perform repairs/troubleshooting of the non-refrigeration system on ice machines including water supply system, temperature controls, etc.
•Perform minor repair on existing electrical branch circuits, fixtures and equipment that are non-energized.
•Willing to work at heights off of ladder, scissor lift or other device and must be able to be certified in the operation of the lifting equipment.
•Perform complete corrective and preventive maintenance work orders as assigned.
Special Qualifications
Contracted employee shall have/be able to:
•At least twelve (12) months experience as a maintenance apprentice or equivalent and shall have successfully completed all training and testing required in this classification.
•Sufficient experience and knowledge in work relating to operations, maintenance, inspection, and minor repair of heating, air conditioning, lighting, plumbing, and carpentry so that he/she has developed a working knowledge of the operation and maintenance of such systems.
•Demonstrated an aptitude and working knowledge for reading, interpreting, and working from moderately complex structural, mechanical, and electrical drawings and specifications.
•Knowledge of standard electrical print symbols and have the ability to read and understand moderately complex electrical prints.
•Perform simple welding and oxygen/acetylene cutting.
•Certified to use and operate various types of facility equipment as required.
