SUPERINTENDENT

REQUIRED SKILLS: BASIC SCHEDULING IN MS PROJECT, ABILITY TO TRAIN AND LEAD TEAMS

DD&C is an established and growing development and construction company serving clients in the Portland metro area and SW Washington. We are seeking a seasoned, hard-working, responsible individual to join our close-knit team. Our projects are primarily medium-sized commercial buildings ranging from retail and food service industry to healthcare. We also take on select residential projects. This full-time position will require daily travel and potential evening and weekend hours. May also require moderate physical exertion and prolonged periods of standing, bending, squatting, and working in awkward positions to fulfill its responsibilities. SUMMARY

The Superintendent is responsible for field operations on the project(s) assigned in order to achieve timely and profitable completion of each project. This position will oversee a highly skilled team of subcontractors who were selected because they share out values and standard for quality and safety. This position must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and client service skills.


Duties & Responsibilities

● Direct day-to-day on-site supervision of field labor force.

● Inspection of Contractor or Sub Contractor operations to ensure compliance with Contract.

● Review and approve Trade Contractor Payment Applications with Project Manager.

● Maintain good relationships with internal and external clients, including representatives of Owner and Architect/Engineer.

● Develop and maintain site logistics plan, in coordination with Project Manager.


● Conduct quality inspections.


● Coordinate site testing and inspection efforts.

● Monitor costs, including labor time and material.

● Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others.

● Manage schedules, including preparation of detailed short-term schedules and ensuring all activities take place on or ahead of scheduled dates.


● Prepare and submit Superintendent’s Daily Reports.

● Attend and participate in project meetings, including subcontractor meetings.

● Ability to read drawings, follow blueprints and building plans to specifications and meet the needs of clients.

● Detail-oriented with good problem-solving, organizational, communication and time management skills.

● Ability to multi-task with a strong sense of meeting deadlines.

● Professional and positive; is courteous with strong customer service skills; flexible; ability to take initiative.

● Install structures and fixtures, such as windows, doors, stairs, roofs, and molding.


● Knowledge of concrete formwork.

● Construct building frameworks, including walls, floors, and doorframes.

● Help erect, level, and install building framework with the aid of rigging hardware and hoists.

● Inspect and replace damaged frameworks or other structures and fixtures.

● Instruct and direct laborers and other construction helpers.

● Adhere to the safety protocols for the project and work in a drug-free environment.


● Medical experience perferred.


Education & Required Skills


● High School Diploma or equivalent.

● 5-7 years of related experience working on commercial or residential construction projects.

● Strong understanding of construction scheduling and sequencing and cost control.


● Strong written, communication, and problem-solving skills.

● Ability to interact and communicate effectively with project team, clients, subcontractors, vendors, inspectors, and employees at all levels of the company.

● Extensive knowledge of established construction practices, procedures, and techniques as well as applicable local, state and federal building codes.

● Must be able to climb stairs or ladders.

● Ability to read and understand work orders, budget, change orders, safety standards, plans specifications, shop drawings, blue prints, submittals, manufacturer’s literature, contract documents and specifications, and schedules.


● Proficient math/accounting skills.


● Reliable transportation is required.

● Ability to effectively lead and manage teams.

● Functions effectively independently or as part of a team.


● Excellent time management and organizational skills.

● Ability to maintain discretion, professionalism and confidentiality at all times.

● Possess strong computer skills in MS Excel, MS Word, MS Project or similar.


Physical Requirements

● Must be able to lift at least 50lbs. on a regular basis.

● Sufficient mobility and strength to move about on the job site without assistance.

● Frequent walking, bending, standing, reaching, pushing, pulling, stretching, squatting, crawling, and crouching.

● Ability to frequently and safely operate a ladder or scaffold.

● Good hand dexterity - repetitive motions (sustained movements of the wrists, hands, and fingers).

● While performing duties of this job, the employee will be required to be on-site and access all points of the construction in wide-ranging climates and environments.

● Employee is exposed to outside weather conditions as well as field office environments.

● Employee will occasionally assist in transporting materials from DD&C main office to the job site.

● Employee will on occasion work 2nd shift during construction stage/phase changes.

● Employee may be required to work occasional weekend shift to meet project deadlines.


Job Type: Full-time


Pay: $75,000.00 - $95,000.00 per year
