Private Money Lending Broker/ Private Money Finance Specialist

Summary of Position Cedar and Sage Homes is a dynamic real estate development and strategic acquisition company seeking an experienced and highly motivated Commercial Broker specializing in Private Money lending. The ideal candidate will be responsible for sourcing, structuring, and closing private money loans to fund the company's growing portfolio of projects. This role requires a deep understanding of the private lending market, strong negotiation skills, and the ability to build and maintain relationships with private lenders. The Commercial Broker will play a critical role in securing the capital necessary for Cedar and Sage Homes' continued success and will work closely with the Senior Manager, Development Finance and Executive Operations and the Owner/Visionary.
This position would be office-based in Eagle, Idaho.
Key Responsibilities
•Loan Origination: Proactively identify and develop relationships with private lenders (individuals, groups, and funds) interested in funding commercial real estate development and acquisition projects.
•Deal Structuring: Analyze Cedar and Sage Homes' projects and develop compelling loan proposals for private lenders, outlining the investment opportunity, risks, and projected returns.
•Negotiation: Lead and manage the negotiation of loan terms, including interest rates, loan amounts, fees, repayment schedules, and covenants, to achieve favorable outcomes for the company.
•Due Diligence: Collaborate with internal teams to gather and organize necessary due diligence materials for lenders, ensuring timely and accurate delivery of information.
•Relationship Management: Cultivate and maintain strong, long-term relationships with a network of private lenders to ensure a consistent pipeline of funding opportunities.
•Market Analysis: Stay abreast of current trends, interest rates, and lender activity within the private money lending market. Provide insights and recommendations based on market conditions.
•Collaboration: Work closely with the Senior Manager, Development Finance and Executive Operations and the Owner/Visionary to understand the company's financial needs, project timelines, and investment criteria.
•Loan Closing Support: Assist in the loan closing process, ensuring all necessary documentation is completed and that funding is secured according to agreed-upon terms.
•Reporting: Provide regular updates on lending activities, pipeline development, and market trends to the Senior Manager, Development Finance and Executive Operations.
•Compliance: Ensure all lending activities adhere to relevant regulations and ethical standards.
Qualifications:
•Minimum of 5 years of proven experience as a Commercial Broker with a strong focus on private money lending for commercial real estate projects.
•Established network of private lenders (individuals, groups, or funds).
•Deep understanding of commercial real estate finance principles, loan structuring, and underwriting processes.
•Excellent negotiation, communication, and interpersonal skills.
•Strong analytical and problem-solving abilities.
•Ability to work independently and as part of a collaborative team.
•Self-motivated, results-oriented, and able to manage multiple priorities effectively.
•Familiarity with real estate development and acquisition processes is a plus.
•Bachelor's degree in Finance, Business Administration, Real Estate, or a related field preferred.
