The Preconstruction Manager oversees all aspects of the preconstruction process, including budgeting, estimating, scheduling, design coordination, and client communication. This role ensures that projects are thoroughly planned and financially viable before construction begins.
Bachelor’s degree in construction management, Civil Engineering, Architecture, or a related field.
6+ years of experience in construction estimating or pre-construction management.
Strong knowledge of construction methods, materials, and building codes.
Proficiency in estimating software (On-Screen Take Off, Bluebeam, etc.)
Proficiency in Microsoft Products (Teams, Excel, Word, Powerpoint, Word, PowerBI, etc.)
· Responsible for leading weekly Preconstruction meetings and weekly Con-Precon team coordination meetings
· Lead and mentor preconstruction team members, including estimators and coordinators.
· Foster a collaborative and proactive team environment.
· Responsible for tracking and evaluating workload for effective bid delegation.
· Report to Leadership Team on financial goals and targeted key performance indicators as required.
· Lead the preconstruction phase from concept through to construction handoff.
· Collaborate with architects, engineers, and consultants to align design with budget and schedule.
· Review bids and provide clear feedback and instruction to estimators
· Develop and manage preconstruction bid schedules and milestones.
· Identify potential risks and develop mitigation strategies.
· Ensure bid strategies align with company goals and metrics
· Ability to read and interpret architectural and engineering drawings.
· Prepare detailed cost estimates and budgets based on conceptual designs, schematic drawings, and construction documents.
· Analyze subcontractor and supplier bids for accuracy and completeness.
· Identify cost-saving opportunities and value engineering options.
· Serve as the primary point of contact for clients during preconstruction.
· Present budgets, schedules, and design updates to clients and stakeholders.
· Ensure client goals and expectations are clearly understood and met.
