Description:
CAMS (Community Association Management Services), a local HOA Management company is on the search for a full time Facility Manager to work at a condominium complex in Atlantic Beach at Sea Spray Association.
This position is an integral part of the community management team, who is responsible for ensuring the community is maintained in first-class condition. The Facilities Manager’s primary responsibility is to oversee the operation, repair and maintenance of association-property (Amenity Center and common grounds), in accordance with the Associations Governing Documents and adopted policies, rules and regulations.
Position Purpose
To manage the maintenance for all the common areas and amenities of Sea Spray in a manner that facilitates routine operation and extended life. The on-site facility manager at Sea Spray is under the direct supervision of the Community Manager and is employed by the Management Company on behalf of the Association. While the Community Manager exercises daily supervision, the Board of Directors of A Place at the Beach II - Sea Spray Homeowners Association establishes and approves the duties and responsibilities of the on-Site Facility Manager. The Community Manager will administrate all the facilities manager’s activities via input from the BOD President, through an action list updated weekly and checked to ensure proper CAMS and Sea Spray policies and procedures are followed.
Hours of work
The work hours for the On-Site Facility Manager 7 AM to 4 PM Tuesday thru Thursday and 8 AM to 5 PM Friday and Saturdayin season, out of season variable hours, but always to add up to be 40 hours per week, Tuesday through Saturday, (2 – 15-minute breaks during the day and 1-hour lunch break). Hours are subject to change as directed by the BOD. There may be times when emergencies or other conditions could necessitate a variance in these hours, in which case, appropriate time off will be granted during the week.
Pay Schedule
The On-Site Facility Manager will be paid twice monthly, based on the annual pay ($20-24 hourly) established by the Management Company and approved by the BOD.

ESSENTIAL DUTIES
Vendor Management
•Prepare bid specification and make recommendations for the award of contracts.
•Directs and evaluates the work of contractors in maintaining the property including but not limited to landscape and grounds maintenance, pool maintenance, etc.
Facilities and Maintenance Management
•Inspects facility daily, and update the Community manager on any specifics or make necessary repairs appropriately.
•Cause to be maintained and repaired all site improvements, buildings and facilities including but not limited to common areas such as signage, paving, sidewalks, fences, gates, lighting, plumbing, electrical, Office HVAC, and other community amenities and property.
•Oversee operation, repair and maintenance of access control, fire and security systems.
•Provide janitorial/support staffing for community events and facility rentals.
•Establish and maintain preventative maintenance schedules.
•Maintain property in condition to pass any required inspections. i.e. pools.
•Complete repair work orders in a timely manner using in-house staff or contractors, as appropriate.
•Order equipment, parts and supplies. Maintain adequate stock of frequently-used items.
•Maintain updated facility records including warranty information, furniture, fixture and equipment lists, building/landscaping plans, etc.
•Respond to afterhours emergencies.
•Operate clubhouse lighting and IT systems.
Community Standards Compliance
•Work with the Community Manager and other association staff members in maintaining the community standards.
•Maintain awareness of the community “fit and finish” and work with management team to correct or upgrade of any conditions that are not consistent with the community standards. Be observant to detect maintenance needs throughout the community.
•Be conversant with association rules and regulations and safety practices in order to assist with compliance.
Community Management
•Provide statistical reports and analysis on utility usage, work orders processed and useful life estimates of association assets, etc. as required.
•Provide weekly report documenting activities, issues, problems or concerns to the Community Manager.
