The Facilities Maintenance Technician performs emergency repair and routine general maintenance to buildings and grounds; directs and assists contractors in the performance of assigned functions; and other duties as assigned.
MINIMUM QUALIFICATIONS
Two years of performing facilities maintenance or the equivalent. Must be able to obtain and maintain Technician Type Universal Certification. Must be able to obtain and maintain forklift certification.
Have an intermediate knowledge of buildings and grounds maintenance procedures; carpentry, plumbing, solar, electrical, landscaping, card access systems, security camera systems, HVAC systems, fire alarm system, energy management systems, emergency back-up power systems and other building maintenance activities; tools and equipment used to make repairs and perform maintenance; knowledge of modular furniture assembly; master site plan systems; janitorial procedures; troubleshooting techniques; the ability to prioritize workload; safety and emergency procedures, hazardous disposal knowledge. General use or basic knowledge of personal computer.
Employees must maintain all certifications as needed to perform the job.
TYPICAL JOB FUNCTIONS
(Responsibilities/duties performed)
- Inspect and service all building mechanical equipment according to recommended maintenance intervals
- Repair interior and exterior building damage
- Perform service on all electrical systems and equipment according to recommended maintenance intervals
- Troubleshoot and repair electrical and mechanical system breakdowns. Replace systems when necessary
- Call outside vendors or work with contractors when repairs need escalation, oversee repairs until issue is resolved; inspect work and approve for payment as needed
- Paint interior and exterior of structures
- Perform carpentry work
- Meeting set-up and break down as required by location
- Modular furniture assembly
- Change lights and ballasts
- Repair, replace, and service evaporative coolers, A/C units, ice machines, fan motors, filters, changing fuses
- Service and repair security readers and gates
- Service and repair CNG equipment and air compressors
- Operation of building EMS system
- Perform other special projects related to physical plant repair and maintenance
- Assist with the coordination of large renovation and repair projects
- Keep records and maintenance schedules
- May direct the work of assigned personnel as needed
- Perform all duties in a safe manner complying with building and safety codes (including city, county, and state), EPA requirements, OSHA requirements, and company policy and procedures
- Promote good public relations
- Perform other duties as assigned
