Position Overview

We are seeking a highly skilled and experienced Preconstruction Manager/Estimator with 5-10 years of experience in commercial and/or multi-family construction. This role is crucial to the success of our projects, as it involves developing accurate cost estimates, managing the preconstruction process, and ensuring a smooth transition from design to construction. The ideal candidate will have a deep understanding of construction costs, materials, and methods, and will be able to work collaboratively with our project teams, clients, and design professionals.

Key Responsibilities

•

Lead the preconstruction phase of commercial and/or multi-family projects, including budgeting, cost estimating, value engineering, and risk analysis.

Prepare detailed and accurate estimates for all phases of construction, from conceptual through final design.

•

Collaborate with architects, engineers, subcontractors, and suppliers to gather essential pricing and project information.

•

Analyze project plans, specifications, and drawings to determine scope, costs, and construction methods.

•

Develop and maintain relationships with subcontractors and suppliers to ensure competitive pricing and high-quality work.

•

Present estimates and budgets to clients, providing explanations and addressing any concerns.

•

Assist with project scheduling, including identifying long-lead items and critical project milestones.

•

Conduct value engineering exercises to optimize cost savings without compromising project quality.

•

Support the transition from preconstruction to construction by working closely with the project management team.

Qualifications

•

Bachelor’s degree in construction management, engineering, or architecture

•

OR Degree from a Technical School

•

5-10 years of experience in preconstruction, estimating, or related roles within commercial and/or multi-family construction.

•

Strong understanding of construction costs, materials, and methods.

•

Proficiency in estimating software (e.g., Bluebeam, Procore, Building Connected, PlanSwift) and project management software.

•

Excellent analytical, organizational, and problem-solving skills.

•

Strong communication and interpersonal skills, with the ability to work collaboratively across teams.

•

Proven experience in presenting estimates and budgets to clients and stakeholders.
