ASSISTANT CONSTRUCTION MANAGER
Ambient Communities is a residential and commercial real estate development company based in Encinitas, CA with multiple projects located in Southern California. We are seeking a full-time construction Assistant Construction Manager for multiple construction projects located between San Marcos and San Diego.
The Assistant Construction Manager will work closely with our Construction Manager to ensure construction projects operate in an organized, efficient and timely manner. The Assistant Construction Manager will promote and ensure site safety while maintaining effective communication with the project team on all construction matters. The Assistant Construction Manager must have some knowledge of day-to-day construction operations for multi-family housing projects. This will include assisting in project planning, coordinating, sequencing and scheduling of tasks, and with the guidance of the Construction Manager, help supervise our General Contractors, Subcontractors and Vendors to ensure work is completed on time and within budget while adhering to Company safety and quality standards. The Assistant Construction Manager will be expected to maintain a positive Company reputation with General Contractors, Subcontractors, perspective and future tenants, local jurisdictions, project teams and community.
DUTIES
•Work closely with Construction Manager in processing RFI’s, submittals and potential costs for the various projects.
•Assist the Development Managers with the coordination of design teams and processing permit drawings required for multiple projects.
•Attend weekly on and offsite meetings with project teams and GC’s.
•Maintain a thorough understanding of our different project documents, plans, specs, and special requirements or conditions of each job site.
•Anticipate and advise management of potential problems, work interferences, schedule conflicts/difficulties, and delays.
•With the direction of Construction Manager create and oversee punch list for each project.
•Ensure project materials and workmanship meet the project quality standards.
•Ensure that required inspections are completed at the appropriate time and permits are signed off.
•Assist in monitoring subcontractors to ensure they maintain the project schedule.
SKILLS
•Preferred experience with MEP, structural steel/rebar and concrete, framing and high-quality finishes.
•Ability to read and thoroughly understand plans and construction documents.
•Must be reliable and responsive with strong values and ethics.
•Must be proactive, flexible, responsible and resourceful.
•Must work well under pressure, be self-managed, motivated and able to work independently,
•Ability to work effectively with all levels of employees while inspiring respect and credibility.
•Strong verbal and written communication, computer and decision making/problem solving skills.
•Foster teamwork and collaboration.
•Knowledge and comfort with Microsoft Office, Bluebeam, Microsoft Project, and being able to adapt to the GC’s construction programs (Ex. Procore, Fulcrum, etc.).
