Our company oversees all aspects of multifamily residential development, an expert in construction, development, and design and specializes in new construction and moderate rehabilitation of affordable apartment buildings nationally.
We are seeking various experience, driven, detail-oriented Assistant Project Managers to join our Construction Management Team on our Eastchester Affordable Housing Project Bronx, NY.
Position: Construction Assistant Project Manager’s (APM)
RESPONSIBILITIES:
•Provide full-time support to the Project Manager (PM) and have frequent interaction with the owner/client, consultants and general contractor.
•Assist the Project Management team with management administration on a moderate size and scope project, or a portion of a large size and scope project, following set guidelines for completion of tasks
•Be responsible for coordination of construction and administrative duties in support of the PM.
•Organize and carry out most assignments in accordance with standard practices, instructions, or previous training
•Manage the flow of information between the field, office, and senior management to assure that components and systems are incorporated in accordance with the schedule.
•Work with document control systems, project management systems and other software or databases to keep information flow up-to-date and accurate
•Assist PM with overseeing and managing all aspects of construction projects including coordinating contractors, suppliers, and vendors, ensuring that all specifications and requirements are met, and adhering to budgets and timelines
•Assist with regulatory compliance and financial reporting
•Assist with and monitor change orders
•Assist in ordering material and tracking deliveries to job site
•Assist PM with change order proposals and change order management; maintains change order log
•Create and maintain project documentation, including RFIs, change orders, submittals and daily work log
•Interact with Superintendents to address project questions/issues
•Maintain project permitting records and ensure permits are up-to-date
•Ensure up-to-date plans and shop drawings are available on site
•Assist PM with updating project forecast
•Assist PM with reviewing project costs and scheduling to ensure completion of project within budget and in conformance with contract
•Attend meetings and report on project tasks as needed taking minutes and following-up on open items
•Communicate project progress and updates to stakeholders
•Ensure compliance with project requirements and regulations
•Schedule and manage Lead Inspectors performing XRF and Dust Wipe testing
•General admin tasks as needed
QUALIFICATIONS:
•Bachelor's degree in Residential Construction Management or similar
•1+ years of experience working for a construction contractor
•Experience with Procore, MS Project, Bluebeam, or other construction software
•Previous experience with commercial construction projects
•Ability to identify and mitigate project risks
•Strong organizational and time-management skills
•Ability to work well under pressure and meet tight deadlines
Position: Environmental Assistant Project Manager (APM)
RESPONSIBILITIES:
•Schedule and manage Lead Inspectors performing XRF and Dust Wipe testing
•Schedule and manage abatement subcontractors
•Coordinate apartment vacancies and moveouts with Property Management and field Site Superintendents
•Create/update/track data on spreadsheets (strong Excel skills preferred)
•Mark up floor plans and corresponding locations with spray paint in apartment units
•General admin tasks as needed
QUALIFICATIONS:
•Bachelor's degree in Residential Construction Management or similar is preferred
•1+ years of experience working for a construction contractor
•Previous experience with commercial construction projects
•Ability to identify and mitigate project risks
•Strong organizational and time-management skills
•Ability to work well under pressure and meet tight deadlines
•Must have at least 1 year knowledge/experience with lead paint inspections, remediation, and/or reporting
•Lead Based Paint: 1 year (Required)
•1 year experience working with Environmental Services and working with State Agencies (a plus)
•EPA certification (a plus)
•Must be comfortable working on a construction site
CERTIFICATIONS:
OSHA 30 Hour Certified preferred
Job Type: Full-time
Pay: $25.00 - $38.00 per hour
