Halo Land Management is seeking a self-directed Title Examiner/Abstractor with proven experience in oil and gas title research across Ohio, Pennsylvania, Michigan, and West Virginia. The ideal candidate will be skilled in researching public land records to determine surface and mineral ownership, compiling reports and abstracts, and performing HBP title examination.
A Day in the Life at Halo
As a Title Examiner/Abstractor at Halo, your day starts by reviewing assigned counties or tracts for active title work. You’ll remotely access or visit courthouses (depending on the project) to pull public land and mineral records. Throughout the day, you’ll compile run sheets, verify leasehold interests, and resolve any title gaps or curative issues.
You’ll interact with project managers and fellow examiners via team check-ins, communicating status updates, discoveries, or red flags. Much of your work will involve analyzing historical deed records, contracts, and assignments—often juggling multiple projects with varying deadlines. Attention to detail and self-direction are key to your success.
You wrap up the day updating ownership reports, logging your work into the project tracking system, and preparing deliverables for client review.
- Conduct comprehensive research of county records to establish surface and mineral ownership.
- Verify property title and leasehold ownership.
- Analyze land and title records to extract necessary data for client and management review.
- Compile run sheets, abstracts, mineral ownership reports, flowcharts, and supporting documentation.
- Perform Held by Production (HBP) title examination.
- Monitor lease and title expirations.
- Prioritize and complete tasks to meet strict project deadlines across multiple assignments.
- Minimum of 1 -3 year of experience in mineral title examination, including Ohio, Pennsylvania, Michigan, and West Virginia.
- Strong knowledge of oil and gas title and familiarity with contract law in the industry.
- High attention to detail and excellent organizational skills.
- Strong communication skills to effectively relay findings to internal teams.
- Proficiency in Microsoft Excel.
- Must be a member of the American Association of Professional Landmen (AAPL).
- Must be able to operate through an LLC.
- Must pass a federal and state criminal background check.
