Job Summary:

Timberline Construction Group is seeking an experienced Subcontracts Manager to lead the management and administration of our subcontract agreements from inception to close-out. In this role, you will be responsible for overseeing subcontractor relationships, negotiating agreements, ensuring compliance with contractual obligations, and managing subcontractor performance. The Subcontracts Manager will work closely with the project management, legal, and procurement teams to ensure all subcontracting processes align with organizational goals, regulations, and industry best practices.

Key Responsibilities:

•

Subcontract Management: Develop, negotiate, and manage subcontract agreements in collaboration with internal stakeholders to ensure alignment with project goals and budgets.

•

Vendor Selection and Qualification: Evaluate, select, and qualify subcontractors in compliance with company standards and client requirements. Conduct risk assessments to identify and mitigate potential issues.

•

Contract Negotiation: Lead negotiations on terms, conditions, pricing, and timelines. Resolve any discrepancies and ensure agreements are favorable, legally sound, and compliant with company policies.

•

Performance Management: Monitor subcontractor performance and compliance with contractual obligations. Address any performance issues, implement corrective actions, and ensure subcontractor quality standards are met.

•

Risk Mitigation: Identify potential risks related to subcontract agreements and proactively implement mitigation strategies. Review and enforce insurance, bonds, and other risk-related documents.

•

Documentation and Compliance: Maintain accurate and complete records of all subcontractor agreements, amendments, and related documentation. Ensure all agreements comply with company policies, client requirements, and legal regulations.

•

Stakeholder Communication: Facilitate clear communication, resolve disputes, and provide updates on subcontractor performance.

•

Continuous Improvement: Identify opportunities to improve subcontracting processes, reduce costs, and enhance overall efficiency and effectiveness in alignment with industry best practices.

Qualifications:

•

Bachelor's degree in Business Administration, Contract Management, or a related field. An advanced degree or professional certification (e.g., Certified Federal Contracts Manager, CPCM) is a plus.

•

Minimum 5 years of experience in subcontract management, procurement, or related roles, preferably in construction and/or government l contracts.

•

Strong negotiation skills with proven experience managing large subcontracts.

•

In-depth understanding of contract law, compliance requirements, and risk management principles.

•

Excellent organizational and analytical skills with a keen attention to detail.

•

Strong interpersonal and communication skills, with the ability to manage relationships and communicate effectively with diverse teams and stakeholders.

Additional Information:

This position may require occasional travel to meet with subcontractors or project teams. The Subcontracts Manager will report to position title, e.g., Director of Contracts and Procurement.

Qualifications:

•

A bachelor's degree in a relevant discipline is preferred

•

At least 5 years of pertinent experience is essential.

•

Strong written and verbal communication abilities, along with exceptional organizational and negotiation skills, are required, as well as the capacity to effectively manage and prioritize tasks with available resources.

•

Proficiency in standard Microsoft Office applications (such as Word, Excel, and Outlook) and commonly used business software (including Adobe Acrobat).

•

Capability to actively participate in and often lead a team to fulfill all obligations within specified deadlines is expected.

•

Technical expertise relevant to the position is essential for successful job performance.

•

Capacity to understand and implement relevant local, state/province, and federal/national laws and regulations.
