Full time project management position for Lavada Inc., a company with 15 years in the facade, rain screen, curtain wall, and glazing industry. We fabricate and install for private and public projects. Some of our clients include the New York City School Construction Authority, Department of Design and Construction, Dormitory Authority of the State of New York, Port Authority of New York/New Jersey, Department of Energy, NY hospitals, NY water treatment facilities, etc...
· Understand, oversee, and execute the preconstruction and submission process.
· Comprehend and review project scope, assist in understanding details of scope-to-scope coordination on a given project, manage the relationship between fabrication of materials to project-specific requirements and translate to the execution (installation) on-site.
· Problem-solve to address the needs on-site by identifying solutions we can fabricate in-house in the timeliest, most efficient, and cost-effective method possible.
· Ensure effective and transparent communication between the General Contractor/Construction Manager, your supervisor, fabrication managers, and your team on-site.
· Practice strong time management and organization to ensure meeting of submission deadlines, regular logging of documentation, including shop drawings, product data, samples (glass, metal, colors, etc.), field measurements, logistics, as well as schedule-planning, development and prioritization to meet contractual deadlines, tracking of long lead time materials.
· Able to read and understand details in the architecturals and shop dwgs.
· Provide daily, weekly, monthly updates to supervisor and/or GC. Revise schedule with the foreman and shop manager to reflect realistic dates.
· Understand and discuss logistics with foreman when installing and logistics in shop when handling the material.
· Daily tracking (on excel or highlighted elevations)
· Keep track of milestones or important dates
· Take consistent pictures of updates, problems, hindrances, etc.
· Clear communication and direction to the shop manager and the foreman’s needs on site for crew.
· Using sketches and zoomed printed out details to draw over on site and when discussing with client/men on site.
· Take advantage of bluebeam for diagrams and explaining your thoughts
in RFIs, photo annotation, etc. Clarifying thoughts in screenshots of
elevations to details, etc.
· Write minutes/email and distribute after any phone conversations/meeting/discussion
· Maintain a healthy and enjoyable conversation and trust between crew and
foreman.
· Have alternative for material, installation, work type for rainy days etc
· call foreman to discuss early mornings or afternoons in what he can
expect, what he needs, Progress, etc.
· Provide schedule/timeline of what will be needed and around when
· Provide delivery info, material/quantity to be stored or to be fabricated and by when
· Provide sketches to help with understanding what needs to be fabricated
· Provide printed out diagrams/ drawings for clarification when speaking
to manager.
· Forecasting materials (including small accessories) in advance of commencing any project tasks, including onsite kick-off meetings by scope.
· Communication, regular Monday and Thursday updates to executive management and weekly review of ongoing tasks.
3-5 years of experience in project management within the construction industry. Experience with facade related work is a plus.
