As part of bp’s M&CA team, the role involves optimizing the network portfolio to ensure strategic alignment. This includes handling our real estate assets—overseeing lease administration, renewals, terminations, and rent optimization. A critical aspect of the role is supporting the optimization efforts for underperforming assets and developing tailored action plans, whether through repositioning, divestment, or reinvestment strategies. The position plays a critical role in market planning and high grading the portfolio by identifying and completing strategic site divestments that will enhance portfolio performance, and unlock capital for reinvestment in higher-value opportunities. Collaboration with cross-functional teams is crucial to evaluate opportunities and assess their alignment with the broader portfolio.
Additionally, the role leads scenario modeling and argument development to advise network decisions, while continuously supervising performance indicators across the network to recommend adjustments that enhance efficiency and profitability.

The Network Development Specialist supports bp’s long-term business goals by handling real estate strategy, execution, and portfolio optimization. Key responsibilities include:
Real Estate Lifecycle Management: Partner with the property management analyst to develop systems for supervising leases, renewals, terminations, and rent optimization.
Strategy Implementation: Complete real estate strategies aligned with bp’s goals. Guide financial analysis and action plans for underperforming sites, including repositioning, divestment, or reinvestment.
Due Diligence: Be responsible for divestment processes, ensuring thorough legal, financial, and environmental review.
Contract Negotiation: Negotiate lease terms with landlords, coordinating with legal teams to ensure favorable outcomes and strong relationships.
Deal Lifecycle Management: Lead deals from opportunity sourcing through LOI to closing, ensuring alignment with bp’s objectives.
Site Evaluation: Conduct market research and evaluate potential acquisitions and existing site performance against trade area priorities.
Broker Management: Guide broker relationships to prioritize high-potential opportunities and support site tours and negotiations.
Market Analysis: Chip in to market coverage and rationalization reports to guide network expansion, consolidation, or reconfiguration.
Executive Presentations: Prepare and present asset strategies to bp’s Real Estate Committee for approval.
Collaborator Communication: Serve as the primary contact for external parties and coordinate with internal teams (legal, finance, construction, operations) to ensure seamless execution.
Ethics & Compliance: Uphold bp’s Code of Conduct and model its Values & Behaviors in all interactions.
This role is critical to expanding bp’s network of travel centers and truck service sites, ensuring strategic alignment, operational efficiency, and market responsiveness.
What you will need to be successful:
comprehensive Understanding of Real Estate concepts and strategies - a deep, well-rounded understanding of the entire site acquisition or divestment process is crucial. This includes knowledge of how to assess sites, weigh their strategic value, and navigate the optimization process from start to finish.
You should be resourceful and proactive in scouting potential locations that align with bp's expansion strategy. Willingness to contact to prospective sellers (or buyers) and form relationship with brokers to source deal is a critical function of this job.
Confirmed skills in legal contract negotiation and administration - a strong background in negotiating and handling legal contracts is crucial, especially with landlords, brokers, and external parties. You'll need to optimally navigate legal complexities to ensure favorable terms for bp.
Proactive, innovative, and critical thinking - a proactive attitude is required to identify and capitalize on real estate opportunities. Innovative thinking will allow you totacklee problems and come up with creative solutions to overcome obstacles. Critical thinking ivitalry to evaluate potential sites, weighing both short-term and long-term factors that impact bp's goals.
Strong written and verbal communication: effective communication is key in this role, especially in preparing and delivering clear, concise reports and presentations to various collaborators, including executives and external partners. You must be comfortable writing detailed business documents, including contracts, proposals, and presentations, as well as engaging in high-level discussions.
Excellent interpersonal, persuasion, and partnership skills: As you'll be working closely with various internal and external collaborators, strong interpersonal skills are essential. Persuasion skills will be vital when negotiating with landlords, brokers, and other parties, as you'll need to present bp's case and interests compellingly.
Ability to foster collaborative partnerships across teams (legal, finance, operations, etc.) and with external vendors and partners is also crucial.
A background in business, real estate, or a similar field is essential. This foundational knowledge will support your ability to understand market dynamics, business strategy, and the intricacies of real estate transactions. Additional certifications or training related to real estate or project management may also be beneficial.
5-10 years of experience in commercial real estate or extensive knowledge of the fuel/convenience/travel center industry is preferred.
The team consists of real estate professionals who interact daily with Sales/Operations, Legal, Finance, Business Investment, Design, Construction, Vendors of real estate services.
