Maintains, troubleshoots, and repairs mechanical and electrical equipment. This equipment includes but is not limited to Air Handling Units, Fans and Fan coils, hot water units, VAV boxes, Hot Water Converters, Package AC Units, Motor control Centers, Main Distribution Panels, Motors, Pumps, and other auxiliary equipment. Strictly adheres to all safety rules and regulations to protect employees and public safety. Work under the direction of the Lead Operator or Shift Operator.
Includes the following. Other duties may be assigned as needed.
- Reads meters, gauges, or automatic devices to record data such as temperature of equipment, vibration of equipment, hours of operation, pressure, and fluid levels to verify operating conditions.
- Repairs locks, doors, performs basis carpentry and building maintenance tasks, and minor plumbing tasks.
- Keeps lead operator or shift operator fully informed of unusual conditions, damaged equipment, and current job progress as the job relates to facility operations.
- Visually inspects and listens to equipment at periodic intervals to detect malfunctions or need for repair, adjustment or lubrication.
- Uses facility operating procedures and equipment technical manuals to maintain and repair facility equipment. Fully supports the use of a computerized Maintenance Management System by displaying proficiency in using the system and dedication to the facility maintenance philosophy.
- Assist the team by carrying out plant operations as needed.
- Maintains equipment by replacing filters, tightening fittings, replacing valve packing, gaskets, valves, and gauges. Cleaning, replacing, oiling and lubricating other component parts and equipment as required.
- Records maintenance actions taken on Work Order forms.
- Opens and closes valves, as required for proper equipment operation and mechanical isolation.
- Opens and closes circuit breakers as required for proper equipment operation and electrical isolation.
o Repairs, replaces dismantle and examines defective parts along with lubricating and cleaning parts.
- Sets up and operates tools to make and repair parts and equipment.
- Reads, understands and complies with all procedures and facility safety.
- Work shift hours, overtime, or irregular hours as needed to support reliable operation of the facility.
- Maintains the cleanliness of the assigned areas.
- Cooperates and participates as a team member.
Basic electrical and mechanical knowledge. High School diploma or equivalent required.
Must possess a Stationary Steam License or equivalent in any state within in the United States.
Demonstrate knowledge of all facets of electrical and mechanical maintenance. Demonstrate the ability to learn how to read and interpret mechanical drawings, electrical drawings, P&IDs, solve practical problems, clearly communicate tasks and needs, Demonstrate good verbal and written communication skills.
