Land Acquisition Supervisor The position is located at Georgia Power Company’s corporate office in Atlanta, Georgia @ 241 Ralph McGill Blvd … OR … possibly at a local Georgia Power Operating Headquarters (specific location TBD by hiring manager) & is subject to the company’s hybrid work policy. (Currently in office four (4) days per week, Mon. thru Thur.)

Some overnight travel (up to 50%) is required with this position to facilitate negotiations with property owners, participate in Special Master Hearings and/or Location Committee Meetings, conduct site visits, and attend Public Information Meetings for various projects across the State of Georgia.

Job Summary

The primary responsibilities of the Land Acquisition Supervisor are to (i) supervise a team of Right of Way Agents as they acquire property rights in compliance with all applicable condemnation (eminent domain) statutes and Company policies; (ii) collaborate and coordinate with acquisition coordinators to provide support to one or more business unit partners (Power Delivery, Generation, Telecommunications, and Renewables); and (iii) provide project oversight and local support to regional company representatives in a number of operation areas across the state of Georgia.

Education Requirements

A high school diploma is required. A Bachelor of Science or Bachelor of Arts degree is highly preferred.

Experience Requirements

•

3-5 years of land acquisition experience highly preferred, specifically focused on fee simple, easement, and lease real estate transactions within the utility industry for acquisitions of substations, transmission and distribution lines, and renewable facilities

•

2+ years of leadership experience (formal or informal) preferred

Knowledge, Skills, And Abilities

•

Comprehensive knowledge of laws pertaining to land and the acquisition of land rights, particularly Title 22 (Eminent Domain) statutes and case law

•

OCGA 22-3-161(b) as it relates to good faith negotiations

•

OCGA 22-1-9 as it relates to fee simple transactions

•

Comprehensive knowledge of Appraisal Reports and demonstrated ability to review and analyze same

•

Comprehensive knowledge of Title Reports and demonstrated ability to perfect deficiencies

•

Working knowledge of distribution and transmission facilities

•

Comprehensive knowledge of Southern Company computer systems and software, particularly LIMS 2.0 and PowerBi

•

In-depth knowledge of title reports, property ownership records and research, appraisal reports, surveys, parcel maps, and legal documents relating to real estate

•

Interpersonal skills to effectively establish and maintain customer relationships with a broad spectrum of internal and external customers

•

Ability to effectively communicate with the public and internal leadership

•

Excellent negotiating skills

Major Job Responsibilities

•

Effectively train and supervise a team of Right of Way Agents as they acquire property rights in compliance with all applicable condemnation (eminent domain) statutes and Company policies (and conduct all necessary performance management responsibilities)

•

Collaborate and coordinate with one or more acquisition coordinators to provide support to one or more of business units (i.e., transmission, customer choice, distribution, fiber, or renewables)

•

Provide project oversight and local support to regional company representatives in a number of operational areas across the state of Georgia

•

Maintain ongoing communication with Land Research, Land Engineering, General Counsel, Power Delivery, Telecommunications, Renewables, and various other business units to ensure timely project management and oversight for multiple active projects

•

Develop and maintain beneficial relationships both within and outside the Company

•

Effectively communicate with business partners and property owners

Required This position has been identified as a role that will require the use of a Georgia Power fleet vehicle. The following will be required if you are selected for this position:

•

Must have at least one year of verifiable driving experience (Must hold a valid driver’s license for the class vehicle to be operated. Driving permits are not typically considered a valid driver’s license).

•

Must have no revocation of driving privileges within the 36 months prior to application, no convictions of major traffic violations (DUI, hit and run, reckless driving, etc.) within the 12 months prior to application, or any pending charges for a major traffic violation at the time of application.
