The Facilities Maintenance Worker performs repairs and maintenance at a semi-skilled level in multiple trade areas, throughout United Power locations, grounds, and facilities under the direct supervision of the Facilities Manager.
· Works with the Facilities team to assist with basic maintenance and upkeep of United Power’s facilities and campuses inside and outside.
· Installs and/or replaces the following: ceiling tile, suspended ceilings, floor tile, ceramic tile, steel studs, sheetrock, plastic laminate, window shades, door hardware, brick work, concrete, shelving, pumps, motors, filters, electrical switches, receptacles and ballasts, plumbing fixtures, and pipes.
· Assists with equipment, supplies, and office furnishing moves.
· Performs minor patching, painting, flooring, wall, and roofing repair work.
· Performs basic preventive maintenance on mechanical systems including lubricating, changing filters, cleaning, and testing components.
· Prepares conference rooms and training rooms based on event needs.
· Assists sub-contractors and trades people as needed.
· Creates, expands, and maintains professional and productive working relationships with peers and stakeholders. Works collaboratively with colleagues and fosters a spirit of cooperation and inclusion in the workplace.
· Performs other such duties as may be requested or assigned to fulfill the needs of United Power in the interest of good management practice.
· One (1) year of experience in one or more of the following trades/areas: facility maintenance, plumbing, HVAC, painting, electrical, carpentry, or custodial.
· Three (3) years’ experience in three (3) out of the five (5) following trades/areas; carpentry, plumbing, painting, HVAC and electrical.
· Experience working with Computerized Maintenance Management System (CMMS) software.
· Must possess a valid Colorado driver's license, with a clean driving record and be insurable under United Power’s policy.
· When requested, reports after normal business hours, weekends, and scheduled work.
· Knows, understands, and applies all OSHA and EPA regulations and safety rules necessary to perform the job.
· Ability to react to change productively and handle other tasks as assigned.
· Ability to communicate effectively with United Powers Members, staff, contractors, and visitors.
· Ability to operate a vehicle to drive between locations, obtain materials and make deliveries.
· Knowledge, skill, and ability to operate power equipment that includes power saws, sanders, drill presses and other equipment as required.
· Ability to read and interpret documents such as material safety data sheets, operating manuals, and work orders.
· Ability to read blueprints, sketches, layouts, or penciled drawings.
· Basic knowledge of facilities maintenance operations and repairs.
· Knowledge of the precautions in using air tools and familiarity with mechanical equipment is important.
· Ability to collaborate in a Team environment.
· Basic math skills required when measuring and performing take offs for miscellaneous jobs.
· Ability to solve practical problems and deal with a variety of variables.
· Ability to interpret a variety of instructions furnished in written, oral and diagrams or schedule form.
· Ability to quickly assess a variety of data in emergencies in order to develop effective solutions.
· Proficient in the use of computers and software applications.
· Ability to calculate figures and amounts such as weights and measure areas and board feet.
No Supervisory Duties. Works under the direct supervision of the Facilities Manager. May receive work assignments and project oversight from a facilities technician.
· Seventy-five percent (75%) of the time each day is spent walking, twenty percent (20%) standing, and five percent (5%) sitting while driving a vehicle.
· Frequently lift and carry approximately 50 lbs. Pushing and pulling 100 lbs. is done occasionally.
· Operating controls is done frequently when driving a vehicle, ATVs, and operating a forklift.
· Balancing is done constantly while walking and standing. Handling is done constantly. Stooping, kneeling, and reaching are done frequently.
· Talking and hearing normal conversation is necessary occasionally when communicating with vendors and other employees.
· Seeing “near” and “far” are equally important when operating machines and driving a vehicle. Depth perception, accommodation and field of vision are all necessary to do a variety of work.
· The mental abilities that are needed constantly for this job are alertness, precision, spatial perception, auditory discrimination, speaking ability, memory, concentration, judgment, reasoning, and visual discrimination. The job may occasionally require ingenuity, patience, and writing ability.
Seventy-five percent (75%) of time is spent inside. The other twenty-five percent (25%) is spent outside exposed to all weather conditions. May be exposed to paint, gas fumes, and various odors from oil, cleaning solvents, etc. Noise level is estimated to be 70-90 decibels for approximately one hour each workday.
While performing the duties of this job, the employee regularly works near moving mechanical parts, in outside weather conditions where they are exposed to wet, humid, and hot and cold conditions, around electricity, with chemicals and around fumes or airborne particles.
Occasionally while performing the duties of this job, the employee works: in high places from extension ladders and scaffolding and in tight spaces.
The noise level in the work environment ranges from low to high but is usually moderate.
Unexpected interruptions often occur, and stress level is moderate to high.
This position requires extended periods of standing, walking, using hands to handle, hold and control tools and objects, reaching with arms, stooping, kneeling or crawling.
This job also requires pushing, pulling, lifting, and carrying of objects of up to 100 lbs.
Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus. Needs to identify and distinguish color.
It may be necessary to wear respirators for certain activities.
