Tower Construction is seeking a Construction Project Manager to join our Hawaii Island team and to assist with current and future construction projects. Candidate must have outgoing positive attitude and strong written and verbal communications skills.
Ideal candidate should have 5-plus years of experience in construction project management with emphasis in Single Family Luxury and Market rate construction, with Multifamily and Hospitality construction projects a plus. Experience should include both renovations and ground up projects. Individual must have strong team building skills with ability to work with and lead onsite staff, subcontractors, and interact with Owner representatives.
Salary Range is based on Experience:
•$140,000 - $170,000 Per year [salary position] depending on Experience.
•Candidate must be willing to work on project Site offices.
•Candidate must be willing to travel to outer islands on occasion
•We are willing to train the "right person" who may not possess all the requirements listed below.
Position Requirements:
•Strong knowledge of residential and development style construction projects from the ground up, including exterior building envelopes, site improvements, and interior finishes. Luxury finishes experience is a significant advantage.
•Responsible for coordinating and implementing multi-home construction schedules showing all phased activities by trade and building, on a per lot basis.
•Responsible for developing specific trade Scope of Work documents and budgets.
•Responsible for overseeing and tasking on-site Project Superintendent, Project Engineer, and field staff team members.
•Responsible for overseeing Materials Procurement and delivery logistics of all materials to be furnished by General Contractor.
•Responsible for managing total construction budget using Contractor’s Procore management system.
•Responsible for developing trade Scope Documents, specifications, and SOVs [Schedule of Values] to be used for processing of trade Sub-Contracts.
•Oversee Sub-Contract commitments using Procore management system.
•Responsible for running OAC [Owner-Architect-Contractor] meetings to include development of meeting Agendas & Minutes.
•Responsible for executing and overseeing RFIs and RFI logs, Submittals and Submittal Logs, Owner Change Orders, Sub-Contractor Change Orders.
•Responsible for approving and assisting workflow related to project AR/AP and coordinating with the home office Accounting team to ensure timely payments and communications, as well as timely receivables and draws. Experience with AIA documents and typical development style finance systems is a significant advantage.
Computer & Systems Requirements [not essential]
•Proficient with Microsoft Excel for budget spreadsheets
•Proficient with Microsoft Word and Outlook for essential communications.
•Proficient in Microsoft Teams/Zoom
•Proficient with Microsoft Project for Gant Chart Construction schedules.
•Proficient with Bluebeam or similar Markup and Takeoff software.
•Experience and proficiency with Procore is considered a plus but is not imperative
•Experience in Smart Sheets is considered a plus but is not imperative.
