The Project Manager and Title Reviewer will manage one or more concurrent land-management-related projects and perform title analysis from their home office (remotely) or in one of Penn-York’s regional offices. Finalized Title Abstract(s) will comply with client scope and Penn-York title search standards.
Manage the day-to-day operations of one or more Penn-York title and/or title curative projects.
Direct the efforts of employee and independent contractor Title Abstractors.
Conduct a thorough analysis (review) of completed Abstracts of Title to identify all parties with ownership interests in the fee surface, oil and gas estates, as well as ownership of oil and gas leasehold estates.
Review legal descriptions, surveys, record documents and court actions related to real property interests.
Analyze lease agreements, division orders, and other legal documents to determine the percentage of ownership interest for each party in a well or property.
Recognize potential title issues such as missing or conflicting legal descriptions, boundary disputes, encumbrances, or other record documents that could impact ownership rights.
Maintain a working knowledge of current state laws related to oil and gas title.
Perform supplemental title research in various county courthouse offices (or remotely when access is available by county) to determine current oil, gas, mineral surface ownership and encumbrances on designated parcels.
Strong written and verbal communication skills; Ability to communicate effectively with clients, colleagues and independent contractors.
Strong understanding of real property law, mineral rights, legal descriptions, and real estate documents.
Ability to interpret complex legal documents, identify discrepancies, and draw accurate conclusions and identify title clouds.
Expertise in researching property records, courthouse documents, and government databases.
· Knowledge of Pennsylvania, Ohio and West Virginia Oil and Gas Law and Interstate Law.
· Knowledge and understanding of both Ohio Dormant Mineral Act and Marketable Title Act.
· Must be proficient in Microsoft Word, Excel, Adobe Acrobat Pro or DC, Greenbriar Graphics Net Deed Plotter software.
· Membership in the AAPL or a local chapter, such as MLBC, preferred.
· 5+ years of PA, OH and/or WV oil, gas and mineral title abstracting, required.
· 5+ years of Title Analysis (peer review of submitted abstracts), required.
Ability to work independently and as part of a team.
