A Day in the Life: Local Work, Real Impact
You start the day reviewing a new tract assignment in
Amherst County, VA— a mineral title run back to sovereignty. You fire up your tools: county courthouse records, online databases, and your deed index references. By mid-morning, you’ve traced surface ownership to the 1940s and identified a mineral reservation that requires further research.
After lunch, you’re cross-checking a leasehold interest in
Campbell County, VAagainst production records and flagging a potential defect tied to an unprobated estate. You note the break in chain, draft a curative comment, and update your abstract and flowchart.
Later, you QC a run sheet, double-check a metes-and-bounds legal description, and upload the completed file to the project portal before heading to the next courthouse assignment. Whether in
Appomattox, Charlotte, or Buckingham County, every document tells a story — and you make sure it’s accurate and complete.
- Conduct on-site courthouse research in Virginia counties (within 2 hours of Appomattox) to determine surface and mineral ownership.
- Perform detailed title examinations, including full mineral, leasehold, and HBP (Held by Production) analysis.
- Prepare professional abstracts, flowcharts, ownership reports, and run sheets.
- Identify and document curative issues, probate gaps, and severed estate complications.
- Track lease expirations and communicate risks or red flags to internal teams.
- Balance independent fieldwork with accurate and timely reporting.- 3+ years of mineral title experience with demonstrated expertise in Virginia county courthouse research.
- Strong knowledge of oil & gas leasing, deed interpretation, and probate processes.
- Comfort working in Virginia courthouses and navigating local land records.
- Proven ability to manage complex chains of title and work independently.
- Proficiency in Excel and familiarity with digital document management tools.
- Operate under a registered LLC.
- Active AAPL membership preferred.
- Must be able to pass a federal and state background check.
