American Water is looking for a Sr, Manager, Facilities to join our team. In this role you will be responsible for the overall managment of AW properties to ensure that our facilities are well maintained.
Primary Role
Responsible for facility planning, value engineering, space planning, utilization, operations and maintenance across the enterprise; provide strategy and direction to all state subsidiary companies. Has overall responsibility for all employees and/or contractors in the facilities administration, operations, fit-out and maintenance of buildings and operating centers.
This position can be located in anywhere in the American Water footprint (NJ, CA, GA, HI, IL, IN, KY, MD, VA, WVA, MI, PA, TN)
Key Accountabilities
•Responsible for overall management of AW properties to ensure that facilities are well maintained, and applicable building fire, electric and mechanical system standards and codes are followed. With architectural assistance, strive to maximize utilization and effectiveness of office space
•Negotiates and coordinates real estate leases; may provide analysis of operating costs
•Provides support to other service company offices in the design and implementation of space configuration, office layouts, contractor selection, furniture purchases, budget preparations and negotiations with landlords
•Provides 24/7 coverage for alarms and other facility issues
•Develop and manage facility budgets (operating and capital), including cost controls associated with maintaining equipment and furnishings, cost savings, negotiations with contractors/vendors, value engineering, utilization of national accounts, reuse of current furniture inventory and monitoring of expenses
•Prepare work orders, as-builts, retirements, utilizing power plant, for service company capital expenditures
•Mange large capital projects, such as build-outs of new office space and renovations, furniture installation and large project relocations
•Maintains budget, oversee contractors including change orders and time commitments
•Develops disaster/business continuity plan in conjunction with ORM team and communicates to AW community
•Develop and implement strategy for service company standardization and configuration of furniture, offices, meeting rooms and common areas
•Provide input to the development of budgets, ensure delivery against the call center operating budget
•Develop office safety/security plan that promotes a safe, secure and pleasant work environment conducive to highly motivated associates and ensures compliance with state and federal regulations and reporting requirements
•Establish and implement policies and procedures consistent with state and federal regulations and reporting requirements
•Maintain adherence to all policies, procedures, programs, standards of performance and approved business objectives including those involving affirmative action, communications, community relations, human resources, labor relations, health and safety, and security
Knowledge/Skills
•Demonstrated experience managing contractor and vendor relationships
•Knowledge of local, state, and federal regulations related to environmental standards, safety, and building codes
•Demonstrated office operations and management experience including working knowledge of state and federal safety regulations and reporting requirements, including, but not limited to OSHA, Right-To-Know, and Hazardous
•Ability to develop and manage budgets for facility operations and maintenance, ensuring cost-effective solutions
•Strong quantitative skills (e.g., analytical, technical, problem solving)
•Effective people management skills (e.g., planning, organizing, recruiting, controlling, and leading individual staff and teams)
•Excellent written and verbal communication skills (e.g., fluency in report writing and presentations)
•Effective interpersonal skills (e.g., persuasion, negotiation, listening, cooperation, tact, diplomacy, problem solving, internal consulting)
•Excellent project and change management skills (e.g. planning, organizing, directing, monitoring and reporting on project activities, managing concurrent projects)

Experience/Education
•Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field.
•Relevant work experience may be considered in lieu of degree
•Minimum 12 years’ experience in Facilities and/or Property Management
•5 years’ experience in a leadership role
Certifications/Licenses
•Certified Facility Manager (CFM) or similar certification preferred
Scope
This is a people leader position with 2-3 direct reports and 4-6 indirect reports
Work Environment
Standard indoor office environment with occasional field work
Travel Requirements
Up to 30%, as required.
