A Day in the Life: Securing Access that Powers Progress
You start your day analyzing updated tract data for a new pipeline project just outside Midland. You identify priority parcels, prepare outreach materials, and initiate contact with landowners to discuss surface use terms and compensation.
Midday, you’re meeting on-site with a landowner to walk the property and answer questions about proposed infrastructure placement. Later, you document the meeting, log negotiation updates, and coordinate with legal and survey teams to refine access agreements.
Every call you make, document you submit, and agreement you secure is a step toward advancing regional infrastructure in one of the country’s most vital energy hubs.
- Acquire right-of-way, surface use, and easement agreements across West Texas
- Engage landowners and stakeholders with professionalism and transparency
- Interpret legal agreements and negotiate compensation terms
- Maintain detailed records of tract activity, status updates, and negotiation logs
- Support title review, identify curative issues, and coordinate resolutions
- Collaborate with project teams to ensure timely and compliant land access
- Assist in routing, constructability, and permitting efforts using real-time data
- Timely execution of surface access and ROW agreements
- Trust-based relationships with landowners and stakeholders
- Proactive resolution of access or title challenges
- Accurate tracking of all parcel interactions and documents
- Strong alignment between land, legal, GIS, and engineering teams- 2+ years of ROW, land acquisition, or easement negotiation experience
- Deep understanding of Texas land rights, title documentation, and oil & gas surface use
- Strong interpersonal, negotiation, and communication skills
- Proficiency in Microsoft Office and digital document tracking systems
- Ability to interpret parcel maps, plats, and legal descriptions
- Organized, self-driven, and comfortable working independently
- Operate under an LLC or willing to establish one
- AAPL or IRWA membership preferred
- Experience with West Texas/PB infrastructure or ROW projects
- Familiarity with routing, permitting, and environmental review
- Background in title abstracting, surface curative work, or land services support
