The Pacolet Milliken Real Estate internship is a paid summer-long collaborative experience with the real estate team, including the acquisitions, asset management, and land development verticals. The 8-to-10-week internship program will be based at Pacolet Milliken’s headquarters in Greenville, SC. Housing is not provided, but guidance may be available if needed. Interns will be partnered with mentors during the program and will gain experience in each of the real estate team’s business lines. Interns will also work on a summer-long capstone project and present conclusions to senior leadership at the conclusion of the internship.
- Analyzes and underwrites new acquisition and development opportunities, including researching and evaluating economic, demographic, and real estate market data from various sources, including using CoStar.
- Assists asset management in review and analysis of property performance including review of key performance indicators, financial statements, revenue and expense management, leasing progress, and market research.
- Participates in hold/sell decisioning conversations and analysis.
- Abstracts leases, loan documents, and partnership agreements.
- Compiles grant materials related to infrastructure improvements and other land development projects.
- Assists land team in analyzing and evaluating competitor projects and the overall real estate market to identify potential risks and opportunities.
- Assists land team in the development of project plans, timelines, and budgets for development projects.
- Compiles information for investment committee memos and PowerPoint presentations.
- Participates in spotlight experiences across the real estate platform with various vertical team leaders (land, asset management, construction management, and acquisitions).
- Graduate student pursuing a master’s degree in Business Administration, Real Estate, Finance or similar course of study.
- Excellent written and verbal communication skills with a deep interest in commercial real estate.
- Proficiency in Word, Excel, and PowerPoint.
- Proactive attitude towards learning, open to guidance and embraces feedback.
- Ability to multi-task, use information at hand and available materials to deduce conclusions.

Physical Requirements: Possess close visual acuity and visual acuity to operate a motor vehicle. Sedentary work with the ability to frequently talk, hear, finger, grasp, reach, stand, walk, and repetitive motion and occasionally climb, stoop, crawl, push, and grasp.
Working Conditions: On-site; office setting without being substantially exposed to adverse environmental conditions.
Shift Schedule: Day shift, Monday through Friday
