JOB SUMMARY
Plans, leads, and manages real estate activities such as site location and acquisition, right-of-way negotiation and land acquisition. Collaborates on capital projects with external and internal entities including engineering, planning, asset management, operations, legal and local government and community affairs. Incorporates GIS in multiple areas of work and builds GIS capacity within the real estate function.
ESSENTIAL DUTIES & RESPONSIBILITIES
Major responsibilities of this multifaceted job are:
Property and Right of Way
• Researches, analyzes and responds to complex requests to use company property and rights-of-way.
• Provides leadership, expertise and guidance in support of capital project teams.
• Analyzes complex legal descriptions to survey/engineering drawings and other maps; Ensures that proper legal descriptions are part of the permanent record for company properties.
• Communicates property and rights of way information to internal and external parties.
• Performs market pricing analysis and cost estimating to support capital projects.
• Negotiates and manages the acquisition of leases and licenses; Builds relationships with consultants supporting our business.
• Investigates and processes property damage claims.
• Prepares maps and drawings to support the franchising process, as necessary.
Land use
• Investigates and resolves property and rights-of-way complaints.
• Investigates and remedies unauthorized use of company property.
• Travels and patrols to view existing electric transmission facilities, as necessary.
• Collaborates with internal departments regarding requests to purchase, sell, lease, license, or permit real property, with legal team support.
Technology
• Utilizes GIS to analyze property rights and support company capital projects.
• Supports GIS growth to build technical capabilities and efficiencies for real estate operation.
• Supports GIS programming within real estate to support capital project work and real estate workstreams.
• Assembles real property records to secure complete, accurate documentation; Ensures records are recorded, maintained, and organized within the database system.

Education Requirement
•
Bachelor’s or Associate's degree preferred, or relevant, equivalent experience and/or education.
Related Experience Requirements
•
Intermediate
level requirement is a minimum of two (2) years of experience in Real Estate management or equivalent. Utility experience preferred.

Senior
level requirement is a minimum of five (5) years of experience in Real Estate/Property management or equivalent. Utility experience preferred.
• Competent in use and application of GIS and digital mapping; Understanding of ESRI software.
• Understanding of database and geo-database programs.
• Strong interest in new technologies and applications to enhance work efficiencies and productivity.
• Possess sound analytical, problem-solving and documentation skills.
• Ability to communicate effectively both verbally and in writing with superiors and individuals inside and outside the company with a high degree of professionalism and knowledge. Must have strong collaboration and conflict management skills.
• Ability to manage multiple tasks and changing priorities in an efficient and well-ordered manner, focusing on results and meeting deadlines, in a high-volume environment.
• Ability to perform all duties with great degrees of accuracy, timeliness, organization and effectiveness with minimal levels of supervision.
• Ability to use sound business judgment to formulate conclusions and articulate recommendations in a way that is meaningful and valuable.
• Working knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint and Teams).
