The Land Agent is responsible for researching and making determinations about property rights, negotiating land use agreements, and coordinating with public agencies to support utility and infrastructure projects. This position plays a vital role in ensuring accurate land rights acquisition and documentation through consistent research and documentation.
- Create and maintain detailed spreadsheets, records, and project databases
- Identify property ownership and compile owner contact information
- Research land rights for various utility and infrastructure projects via Line Reviews or Determination of Rights
- Contact city, county, and government agencies to verify and collect land rights and property data
- Gather and interpret real property documents, including deeds, easements, maps, and legal descriptions
- Plot legal descriptions to visualize property boundaries and easement locations
- Address and resolve property owner concerns regarding land rights issues
- Negotiate contracts, easements, and right-of-entry agreements with property owners
- Use Google Earth Pro to map easements and articulate boundary locations, bearings, and GIS coordinates
- Prepare, submit, and track permit applications to governmental authorities including Caltrans, BLM, BOR, and railroad entities
- Track project milestones, deadlines, and deliverables to ensure timely completion
- Coordinate directly with clients and Project Managers to ensure land rights align with project objectives
- Delegate tasks and follow up to ensure timely and complete execution of assignments
- Bachelor’s degree in surveying, business, Real Estate, or related field (preferred)
- 1–2 years of experience in title examination, land acquisition, surveying, or other related field
- Proficient in Microsoft Office Suite (Word, Excel, Outlook)
- Proficient in Salesforce for tracking and managing land acquisition records
- Strong verbal and written communication skills
- Ability to interpret real property encumbrances, legal descriptions, and title documentation
- Self-motivated with a strong work ethic and a desire to learn and grow
- Ability to pass a basic background check
- GIS/Google Earth experience highly desirable
