This position is for a Maintenance Planner position in the Facilities Operations team. The successful candidate will perform various functions to support the operation and maintenance of SMUD's enterprise-wide facilities. Provide technical support to various stakeholders involved in maintaining and operating facilities assets. Provide support in the development of the annual and long-term facilities improvement plans to improve and maintain operational reliability. The successful candidate will be required to have analytical skills to utilize various software applications to determine the condition of facilities and equipment assets and provide recommendations to Facilities Operations staff. Support the development of an asset management strategy that balances capital and O&M expenses.
Purpose
To provide integrated planning and scheduling of Facilities Operations work and resources to optimize the effectiveness and efficiency of available staff and resources to execute operational maintenance and project requirements.
Nature and Scope
Serves as the focal point for developing and implementing a consistent and coordinated approach to planning and scheduling Capital, Operations and Maintenance projects. This role supports the craft personnel involved in facilities-related operations, primarily using a Centralized Maintenance Management System (CMMS)/Integrated Work Management System (IWMS) and Microsoft tools. This position serves as an advanced trade/professional resource with facilities technical experience utilizing technical knowledge to assess and provide estimates on facilities projects.
Duties and Responsibilities
•Review and assess project requests for accuracy and completeness to plan, schedule, resource load, and forecast costs.
•Coordinate with maintenance staff and/or originators of project requests to obtain additional information; inspect facilities; conduct testing and assessment of equipment; review and evaluate equipment failure and performance history; research work history of facilities equipment.
•Work with the Facilities Manager, Project Managers, Craft Supervisors and Foremen/women to develop work plans and general schedules for projects and tasks.
•Develop, track and maintain schedules for facilities projects, and corrective and preventive maintenance.
•Develop weekly, monthly and annual craft resource requirements, identify needs for staff augmentation or contractor support to complete required work; verify availability of material and equipment; develop alternative approaches to work as needed; partner with supervisors to verify and issue scheduled work orders to craftspersons, professional staff, project managers, and contractors.
•Utilize the features the CMMS/IWMS and other enterprise systems to coordinate, plan, schedule, organize, resource load, and document the work of projects.
•Work with the Facilities Crafts Supervisors to assess craft personnel resources versus workload requirements and identify needs for staff augmentation or contractor support to complete budgeted and required work.
•Participate in benchmarking, collecting and assessing detailed facilities performance data, and recommend actions for ongoing process improvements; plan, coordinate, prioritize, monitor, and guide the work activities of the work unit employees to meet established task objectives and deadlines by following established policies and procedures.
•Collaborate with team members; promote staff and contractor safety.
•Assist in status reports to management, annual budget preparation, and benchmarking.
•Assist in tracking budget/forecasts/costs use on a weekly and monthly basis.
•Perform other related duties as needed; schedules, hours and locations may fluctuate based on business needs.
Required Education
•High school diploma or equivalency.
Required Experience Qualifications
•At least five (5+) years of experience directly supporting facilities Operations and Maintenance work and/or construction project planning and scheduling; experience with a Computerized Maintenance Management System (CMMS) or Integrated Workplace Management System (IWMS); experience with large construction projects requiring the coordinated planning and scheduling of multiple crafts.
Knowledge Of
•In-depth construction and building maintenance, planning and scheduling;
•Use of CMMS/IWMS and other enterprise software solutions;
•Use of critical path methodologies such as CPM, PERT, Gantt, Excel, etc.
•Facilities project management processes and techniques;
•Worker safety requirements, construction, operations and maintenance procedures, centralized tracking systems and databases;
•Maintenance and construction project planning and sequencing processes;
•Estimating crew sizes and hours required for various types of operations, maintenance and construction work;
•Methods for collaborating with union-represented employees in various trades, demonstrating an understanding of collective bargaining agreements and union protocols.

Desirable Qualifications
•Related trade school/college-level technical training or equivalent.
•Demonstrated knowledge of facilities industry best practices.
•Knowledge and awareness of workplace safety.
•Ability to review equipment maintenance data and provide recommendations for any follow-up activities necessary to maintain Facilities equipment reliability.
•Demonstrated participation in Asset Lifecycle Management (ALM) programs based on Asset Inventory Condition Assessments (AICA).
