Position Summary
The Exterior Estate Lead is responsible for the day-to-day maintenance and management of the exterior of a private estate and its associated grounds, facilities, equipment, and systems. This hands-on role requires a proactive, detail-oriented individual with a strong mechanical aptitude and a commitment to high standards of care, cleanliness, safety, and hospitality readiness.
Schedule: Full-time; two full days off recommended per week.
•Days TBD ; Hours 10am to 6pm on-site
•Adjustments to the schedule based on business needs, with advance notice for any required modifications.
Supervisory Responsibilities
•Oversee any outdoor estate personnel and manage scheduling to ensure consistent exterior coverage at the property at all times..
Daily Responsibilities
•Maintain and update Smartsheet logs, expense reports, and documentation.
•Retrieve and manage mail and package deliveries.
•Inspect and restock beverage fridges/coolers across all homes.
•Monitor and refill 5-gallon water dispensers.
•Inspect gates (cul-de-sac, 7900, and 7901/7909) for proper operation and security.
•Inspect and maintain pool equipment for function and leaks.
•Check and maintain all refrigeration systems (walk-in cooler, A/C units, fridges, ice makers).
•Inspect cold plunge for operational issues or leaks.
•Ensure elevator functionality.
•Replace bulbs and test lighting in all buildings.
•Test garage doors for functionality.
•Restock ice and beverages in the Sports Court cooler.
•Verify Wi-Fi and Sonos functionality at Sports Court.
•Inspect and restock boat (drinks, towels, life vests, battery packs, toiletries).
•Ensure all watercraft are fueled; refill portable fuel containers as needed.
•Ability to legally operate a boat (highly preferred)
Weekly Responsibilities
•Coordinate ordering of cleaning supplies with housekeeping staff.
•Power on and check fitness equipment (Peloton, treadmill, stair climber).
•Power on TVs to complete DirectTV updates.
•Monitor keg usage and weigh CO₂ bottle for 7900 beer tap system.
•Coordinate with pool service (SwimPure) for weekly maintenance.
•Align with trash and recycling schedules.
•Oversee lawn care services (Land West) every Wednesday. Spray inside and outside every 2 months. Scheduled for 6/30. Serviced by Research Pest Control.
•Ensure mosquito system functionality (Research Pest Control).
•Drain and sanitize cold plunge as needed.
•SPA Tub — depending on use. After use fill tub with water 1 inch over jets & use 4 ounces of “Oh Yuk” jetted tub cleaner, wipe tub clean after draining.
•Refill salt in water softener every three weeks, add salt when it’s half empty.
•Wash and fuel estate vehicles weekly or more frequently based on use.
•Spot check outdoor furniture and cushions for wear, weather exposure, or debris buildup.
Monthly / Seasonal Responsibilities
•Add distilled water to golf cart batteries (every two months).
•Coordinate mosquito system refills with vendor. Once a month, serviced by Research Pest Control. Last Refill May 29.
•Clean roof and gutters quarterly or as needed. May need to be done more frequent during Fall months / Winter.
•Replace water and appliance filters every three months.
•Clean wine fridge dust and underneath ice maker condenser coils.
•Run Nickel-S cleaner through ice machine (quarterly).
•Perform software updates on TVs every month.
•Clean dryer vents and projector filters (every six months).
•Replace limestone rocks in pool heaters (every three months).
•Boat/ Jet Ski’s: Coordinate seasonal maintenance of watercraft with Austin Jet Skier.
•Replace A/C filters and clean condensers and drain lines (Ken’s Kooling, quarterly). The condensers cleaned at same time and drain line cleansing.
•Schedule automobile servicing as needed.
•7900 Beer Tap System Line cleaning monthly with Custom Draft.
•Manage deliveries, shipments, prescriptions, errands, and mail.
•Ensure outdoor lighting (e.g. pathway, trees, pools, and garden) are operational; replace bulbs or notify supervisor if issues arise.
Pet Care Responsibilities
•Feed and monitor tortoises; provide full meals every other day and snacks on off days (seasonally adjusted).
•Refresh tortoise pool water every other day.
Annual Responsibilities
•Replace batteries in all smoke detectors (January).
•Replace Toto toilet water filters. (Annually)
•Pump septic tanks (Annually, serviced by Mend Plumbing). Pumped all 3 on 5/28/25
•Flush tankless water heaters (Annually, Mend Plumbing).
•Replace batteries in all remotes (TVs, Fans, Shades, Gate Openers, Jet Ski Lifts, Boat Lifts) every six months.
•Inspect and service fire extinguishers (every 10–12 years).
Qualifications
•Previous experience in estate operations, facility management, or similar role preferred.
•Strong mechanical, organizational, and problem-solving skills.
•Ability to lift up to 50 lbs and work in various indoor/outdoor conditions.
•The ability to operate a boat legally (valid boating license or certification) is considered a plus.
•Valid driver’s license and reliable transportation required.
•High attention to detail, discretion, and proactive work ethic.
•Ability to follow a daily checklist and escalate maintenance issues promptly.
•Experience with home automation systems, smart tech, and security camera interfaces is a plus.

Pay: $85,000.00 - $90,000.00 per year
