Role Summary
Rowan Digital Infrastructure is looking for a Site Selection Lead to lead site selection activities for projects across Rowan’s data center project portfolio. The Site Selection Lead is a critical part of the team, helping to develop and implement Rowan’s site origination strategy, determine which sites should be developed as part of Rowan’s portfolio, and delivering sites in line with Rowan’s business model and customer expectations. The ideal candidate will have a proven track record of successfully delivering complex projects and new sites in the data center industry. The successful candidate will have excellent strategic thinking and negotiation skills, real estate commercial expertise, organizational and communication skills, the ability to multitask, comfort with ambiguity, and the ability to work effectively in a fast-paced, cross-functional environment.
Travel: Ability to travel up to 40% for company gatherings or to project sites.
Location: Denver, CO (hybrid in-office role)
Compensation: $170-$235K - Offers Bonus
Essential Responsibilities
•Lead site selection efforts for a portfolio of data center projects
•Lead negotiations associated with land acquisition
•Lead the critical evaluation of sites to inform site selection recommendations including detailed assessment of land use and entitlements, permitting, and physical and legal diligence
•Partner with internal experts across Rowan to understand and manage risk in critical areas including energy, economic development, water & wastewater, fiber, and finance
•Act as the primary point of contact for early-stage projects with local and regional AHJ’s, external stakeholders, vendors and landowners
•Work closely with Leadership to share customer value proposition for key sites
•Act as voice of the project in reporting for Leadership and other critical internal forums, and for customer-facing development meetings
•Support the growth of the site origination team and of Rowan by helping to establish good project diligence and reporting practices, and improving processes and systems as we scale
Education, Skills, and Experience
•Bachelor’s degree in a related field (business, real estate, environmental management) and at least 8 years of experience leading large-scale complex site development projects and portfolios in the data center or real estate industry
•Experience leading real estate commercial negotiations with sophisticated parties
•Experience working with external stakeholders including AHJ’s and economic development agencies to develop complex projects
•Experience negotiating land control contacts, energy agreements, water and waste water service agreements, economic development agreements, and other contracts as necessary to advance data center projects
•Experience communicating with senior leaders and executives at all levels of the organization
•Experience leading complex cross-functional efforts and owning key project metrics around risk, strategy and schedule
•Knowledge of data center industry, key issues and trends
•Experience with data center site development
•Strong analytical and problem-solving skills
•Ability to work effectively in a fast-paced, and highly cross-functional environment
•Excellent communication and collaboration skills
