Location: Houston city-wide with on-site location near Energy Corridor
The Commercial Property Manager is responsible for overseeing the day-to-day operations, TI (tenant improvement) projects, leasing activities and handling leases, and maintenance of a portfolio of commercial properties (warehouses and office). This role ensures the properties are occupied and operate efficiently, tenants’ needs are met, and ownership’s investment objectives are achieved.
· Coordinate routine and emergency maintenance and repairs.
· Conduct regular property inspections to ensure compliance with lease terms, safety codes, and appearance standards.
· Manage service providers and ensure quality service and competitive pricing (landscape, fire protection, etc.)
· Review and approve invoices, monitor expenses, and control costs.
· Collect rent and other receivables; enforce lease terms related to late payments and other defaults.
· Manage TI projects including collecting bids, overseeing the construction, coordinating tenants logistics during the construction, etc.
· Act as the primary point of contact for tenants regarding lease compliance, service requests, and property matters.
· Respond promptly to tenant complaints and service issues.
· Support leasing including marketing, answering lease calls, follow-up on leads, negotiating leases, etc.
· Maintain accurate records of lease agreements and ensure compliance with lease terms.
· Keep records and maintain contacts for potential future tenants.
· Ensure the property complies with local, state, and federal regulations.
· Monitor insurance policies, claims, and coverage requirements.
· Bachelor’s degree in Real Estate Management, Construction, or Business
· 2+ years of commercial property management experience
· Working knowledge of commercial leases, building systems, budgeting, and tenant relations
