We are searching for an exceptional Paralegal to join our growing legal team. The Paralegal will be responsible for leading land acquisition contracting processes, title review support including coordinating curative title workflows, and managing the contract-lifecycle for all real estate contracts at Chaberton. This role bridges legal, development, and real estate functions to help secure and maintain compliance with bankable, risk-mitigated contracts critical to supporting project success from origination through transactions. The ideal candidate will possess a high degree of professionalism and be detail and customer service-oriented, excited about leveraging technology to build and scale processes, able to work with a large volume of files and legal documents daily, and efficiently manage the regular interface with landowners, developers, surveyors, title companies, county clerks, and real estate counsel.
- Review and draft of a wide range of contracts and ancillary documents, including, without limitation, land leases, purchase agreements, easements, memorandums, and other asset management‑related documents
- Develop detailed familiarity of Chaberton real estate contract templates and manage contract workflows using contract management software (SpotDraft, SalesForce, SiteTracker, etc.)
- Work in collaboration with internal legal counsel to assist in site control negotiations including drafting, revising, managing updated or redline versions, preparing execution copies, and assisting in securing fully executed and notarized contracts
- Support the endtoend real estate title process, including requesting new and updated title reports and ALTA surveys, tracking delivery, and organizing related documentation.
- Under the supervision of internal legal counsel, prepare first drafts of and/or review curative documents such as SNDAs, easements, deeds, affidavits, and other real property documents, and coordinate with title companies and outside counsel to resolve title issues.
- Under the supervision of internal legal counsel, prepare first drafts of and/or review terminations, releases, extensions, exercises of options, amendments, and other asset managementrelated documents.
- Coordinate signatures of appropriate signing authorities, ensuring contracts are fully executed by all parties, and collaborate with legal and commercial operations teams to file drafts and executed versions of contracts in applicable locations and systems.
- Support internal compliance with contract policies and approval workflows, including maintaining checklists, trackers, and status reports.
- Lead day‑to‑day legal entity management activities, including forming new entities, maintaining corporate records and minute books, preparing officer and manager consents, coordinating good standing certificates, and supporting annual and periodic filings.
- Support corporate structuring and compliance by helping maintain organizational charts, tracking intercompany agreements and approvals, and coordinating with internal legal counsel to ensure entities remain in good standing and aligned with transaction and financing requirements.
Qualifications
- Undergraduate college degree from an accredited university
- Minimum 5 years’ experience as a real estate paralegal or other relevant legal experience
- Experience with corporate and/or real estate-related contracts and transactions
- Prior experience supporting commercial real estate transactions, including title/survey review coordination, curative work, and closing checklists
- Experience with corporate entity management (e.g., forming entities, maintaining corporate records, preparing officer/manager consents, and managing good standing certificates)
- Familiarity with contract lifecycle management tools and/or CRM or project management systems (e.g., SpotDraft, Salesforce, SiteTracker, or similar platforms)
- Exposure to renewable energy, infrastructure, utilities, or other project‑finance‑ driven industries is a plus but not required
- Strong contract drafting skills (with the ability to clearly distill and synthesize complicated commercial concepts/structures and convert them into straightforward legal provisions)
- Client service-oriented, responsive, and motivated to solve problems and drive projects to close
